- Asset Management - Support team in the oversight of financial, operational, leasing and capital matters for a retail portfolio including urban assets, regional malls and open-air centers.
- Acquisitions/Transactions - Support team in evaluating investments and investment returns based on discounted cash flows, return on cost, development spreads and third-party leverage.
- Debt - Provide analytic support and loan underwriting to senior commercial mortgage professionals, including discounted cash flows, financial and credit analyses of properties, locations, markets, borrowers and other due diligence.
- Research - Perform ongoing market and property specific research.
- Product - Research and analysis of industry trends, competitors and product characteristics to support product development activities
- Preparing detailed product presentations, proposals and recommendations
- Asset Management - Support team in the oversight of financial and capital matters for list real assets, timberland, infrastructure, farmland, commodities and agribusiness.
- Assist with preparation of underwriting and investment committee memos
- Prepare an analysis of market research for assets under review.
- Communicate with external parties to coordinate due diligence activities and assist with the management of workflow
- Participate on monthly asset management reviews and prepare performance trend reports
- Provide updates to the sustainability team on initiatives across the portfolio
- Assist with maintaining the pipeline and reports associated with real asset investments
- Participate and report on periodic meetings, quarterly conference calls and other investor meetings as necessary;
- Support corporate strategy and product development initiatives;
- Prepare specialized analysis and respond to both internal and external ad-hoc requests as needed.
- Bachelor’s degree: Finance, Economics, Accounting, and Business Management or related major.
- Minimum Overall GPA of 3.0; preferred GPA of 3.5 or better with major concentration
- Advanced knowledge of Microsoft Office products (Word, PowerPoint, Excel, Outlook - at least 2 years of work or academic experience.
- Experience with financial modeling and quantitative analysis
- Leadership skills and a commitment to shared success (i.e. works well in teams)

The Analyst, Rotational Program participates in a comprehensive rotational program that combines senior leadership interaction and cross-business experience with real life situations and projects. This job work with financial services technology platforms and tools and will learn the techniques, disciplines and processes that deliver the highest quality results to our customers. Each rotation is designed to improve business knowledge and build an overall understanding of the company. This job is assigned a mentor who provides ongoing coaching and feedback.

PROGRAM OVERVIEW: The Global Investment Track within the Nuveen Investment Rotational Program offers an exciting mix of strategically aligned assignments, professional development, and the ability to experience and gain exposure to many facets of our organization. The environment is challenging, hands-on, and full of growth opportunities.
Candidates can expect to work with financial services platforms and tools and will learn the techniques, disciplines and processes that deliver the highest quality results to our customers. Rotational assignments are employed during the program to begin your career in building an understanding of the global asset management business and be able to experience cross-asset class proficiency.
PROGRAM HIGHLIGHTS: This program is a 2-year rotational program where you will have two 12-month rotations in the real asset or real estate business areas of Global Investments. Upon successful completion of the program, final placement as a real estate or real asset analyst will be based on your rotational experience, performance and overall business needs.
As part of the program, you will have the opportunity to experience 2 rotational experiences in Real Estate Investing or Real Asset Investing. You will have unique networking opportunities and access to Nuveen and Global Investments Senior Leadership; experience ongoing personal and professional development opportunities and participate in financial services and behavioral-based training.
ROTATIONAL OPPORTUNITIES: You will have the opportunity to work within exciting Global Investment areas: Real Estate or Real Assets. In rotation assignments your job responsibilities will vary based on your placement and may include the following:

Base Pay Range: $85,000/yr. - $90,000/yr.Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
