- Administration
- Responsible for supporting the Acquisitions team in analyzing, evaluating, securing, and closing new opportunities.
- Track assigned markets, including transactions and key developments.
- Compile and analyze data required for new and ongoing Acquisitions.
- Assist in developing projections, reports, and presentations regarding Acquisition projects.
- Assist with evaluating due diligence materials.
- Underwrite potential acquisitions.
- Train and mentor junior analysts.
- Coordinate and lead on site due diligence.
- Work with internal/ external teams to ensure a smooth closing.
- Assist in the preparation of investment committee materials.
- Participate in weekly investment committee meetings.
- Analysis
- Primary responsibility for all underwriting activities, including financial analysis, market research, and due diligence.
- Participate in review and evaluation of due diligence information.
- Monitor relevant developments in assigned markets, including regulatory changes.
- Communication
- Develop strong relationships with brokers in assigned markets.
- Communicate findings and recommendations in a professional, thorough manner.
- All other duties as assigned.

- Master’s degree preferred.
- Subject matter expertise in Real Estate, Finance, Economics, Accounting or similar.
- Experience in real estate acquisition underwriting is required, including a working understanding of key return metrics and waterfall modeling.
- Experience creating proforma models and other analysis & reporting tools is preferred.
- Proficient in Microsoft Office (Outlook, Word, Excel, and PowerPoint).
- Strong organizational skills that reflect ability to perform and prioritize multiple tasks seamlessly with excellent attention to detail.
- Very strong interpersonal skills and the ability to build relationships with stakeholders, including senior staff, associates, investors, clients, and external partners/vendors.
- You must possess a valid driver’s license and proof of automobile liability insurance coverage
- Regularly involves talking or listening, standing and walking, and the use of hands and fingers.
- Frequently involves sitting, and reaching with hands and arms
- Occasionally involves crouching, stooping, kneeling and/or climbing or balancing.
The Acquisitions Director will evaluate CONAM's opportunities for acquisitions and play a key role in related acquisition processes, including market evaluation, underwriting and analysis, due diligence, prorations and closings. They will also coordinate research and analysis activities required to assess and analyze assigned markets. Responsible for developing underwriting models used to project cash flows and the potential returns. Will interact with key transaction participants and may participate in negotiations.
Acquisitions Director - Corporate Office, San Diego, CA
Salary range is from $140,000-150,000 (depending on experience)
