      Position: Maintenance Technician

      The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. This role involves diverse duties such as repairing flooring, drywall, appliances, troubleshooting plumbing, electrical, safety and security systems (lighting, locks, smoke/CO2 alarms), HVAC systems, painting (interior and exterior), and cleaning (sweeping, mopping, yard upkeep). The technician must perform all duties following company policies and safety protocols, supporting the overall goal of meeting client expectations within the operating budget and management agreement.

      Responsibilities

      1. Client Relations: Carry out the philosophies and wishes of the owner to ensure FPI meets client objectives and expectations.
      2. General Maintenance: Follow maintenance programs, ensure grounds and property aesthetics are in compliance, and assist with inspections.
      3. On-call Response: Provide emergency maintenance services during evenings, weekends, and holidays as outlined in policies.
      4. Unit Turnover: Perform inspections and repairs on vacant apartments, coordinate painting, and appliance changes to ensure timely turnover.
      5. Equipment and Systems Maintenance: Repair and maintain equipment, manage inventory, and ensure safety and organization of maintenance areas.
      6. Inspections: Prepare properties for various regulatory inspections, ensuring compliance with standards such as NSPIRE, MOR, TCAC, and CALFHA.
      7. Other Duties: Enforce community rules, comply with Fair Housing Laws, maintain a professional image, and communicate effectively with stakeholders.

      Qualifications

      Minimum Requirements:

      • At least 1 year of experience in a similar role, preferably in residential property management or related fields.
      • Experience with inspections such as NSPIRE, MOR, TCAC, CALFHA, and collaboration with stakeholders.
      • High school diploma or equivalent; technical training or CAMT certification preferred.
      • Valid driver's license, good driving record, and current insurance.
      • Ability to wear a respirator and meet health requirements.
      • Proficiency in English, basic computer skills, and possibly providing own tools.

      Skills Required

      • Rehab/Renovation, Pool Maintenance, Plumbing, Painting, Landscaping, HVAC, Electrical, Drywall, Carpentry, Appliance Repair, and Customer Service skills.
