      ASSET MANAGEMENT ANALYST

      Hawthorne Residential Partners is a privately held, North Carolina based apartment investment and management company with over 48,000 apartments located throughout the Southeast and Texas. Hawthorne’s current investment strategy is focused on acquiring value-add, core and core-plus multifamily in our target markets.

      SUMMARY OF FUNCTIONS:

      The Asset Management Analyst will support Hawthorne’s Asset Management team and will play an important part in managing Hawthorne’s owned multifamily assets, including analyzing financial performance, extracting, assembling, and analyzing data from multiple disparate systems, creating visually compelling stories from their data analysis and completing periodic reporting requirements. The Asset Management Analyst will collaborate across multiple teams to optimize asset performance.

      The successful Asset Management Analyst will be able to complete deep analysis of data and then determine the best way to represent it visually to managers and stakeholders. They also ensure quality assurance and process documentation and define Key Performance Indicators (KPIs)

      LOCATION: This position is in Hawthorne’s Greensboro office with potential for a hybrid work schedule.

      MAJOR DUTIES AND RESPONSIBILITIES

      · Support the execution of value-add strategies, including revenue and expense optimization, lease expiration management, process improvements, capital improvements, asset repositioning by extracting and analyzing data, and providing valuable insights on performance and results.

      · Review monthly operating statements and evaluate financial performance relative to budgets.

      · Assist with monitoring renovation and capital projects, including status and cash flow management.

      · Assist in the preparation of reporting, cash flow projections, reforecasting.

      · Participate in calls/meetings/correspondence with Hawthorne’s Operations, Property Improvements, and Corporate Teams.

      · Proactively review, analyze, and report on market trends for each sub-market that may impact each property.

      · Assist team members with various ad hoc projects and tasks.

      BACKGROUND, SKILLS & QUALIFICATIONS:

      · Bachelor’s degree from an accredited university.

      · 0-3 years of commercial real estate or data analysis experience (or similar relevant combination of education and experience).

      · Excellent proficiency in Microsoft Excel.

      · Strong understanding of key investment and operational metrics.

      · Inquisitive, analytical, and able to make recommendations supported by research and analysis.

      · Excellent organization and project management skills with a strong attention to detail.

      · Ability to manage multiple, competing priorities in a fast-paced environment.

      · Ability to work independently, take strong initiative and be a resourceful self-starter.

      · Exceptional verbal and written communication skills and the ability to collaborate across multiple internal and external stakeholders.

      · Comfortable with travel for property visits.
