      We are looking for a part-time Assistant Community Manager to join our team at Brentwood Terrace Apartments in Jordan, MN.

      Assistant Community Manager Job Details:

      • Hours: Part-time, 9-10 hours per week
      • Schedule: 12pm - 3pm - Mondays, Wednesdays, and Fridays
      • Pay: $21 / hour
      • Location: 405 Seville Dr, Jordan, MN 55352 - Brentwood Terrace Apartments

      Assistant Community Manager Responsibilities:

      • Maintain current knowledge of apartment floor plans, availability, rates, and features.
      • Assist the Campus Manager in monitoring client files to ensure that the leasing staff is quickly processing the application, has obtained all required lease-related paperwork, and scheduled the lease signing.
      • Review and enter into RealPage all renewal leases received from Residents.
      • Contact applicants on the waiting list, assist in updating the waiting list. Other marketing and leasing activities as needed.
      • Assist in and conduct tours with prospects, building and maintaining the waiting list.
      • Assist in coordinating work orders, communication with residents about status of work orders, schedule vendors, communicate with maintenance on work orders.
      • Assist in performance of inspections of common areas and apartment units and documentation of records of inspections. Data entry into Real Page on completed work orders.
      • Assist with planning, scheduling, preparation, and implementation of employee functions.
      • As needed, assist in on-call emergencies, after hours calls, assistance with first responders/questions.
      • Attend Resident Meetings with staff and residents, and other social functions at the property.
      • Answer the rental office phone, provide information on the property to the public, discuss the process of going on the waiting list.
      • Work with residents to maintenance positive resident relations – intake of complaints, communicating with Campus Manager on resident reports. Maintain confidentiality and professionalism. Adhere to company and property-specific policies and procedures, using fair housing standards and by making sound business decisions.
      • Understand and review the Resident Handbook on policies and guidelines as well as the Employee Handbook.
      • Attend fair housing training, and training provided by Great Lakes Management on Zoom Meetings and in person meetings.
      • Review Rent Roll, Tenant Ledger and Lease Expiration Reports in Real Page for accuracy.
      • Accurately code, enter into RealPage, and submit all invoices pertaining to the property to GLMC to be paid. Research problematic payables, including but not limited to, contacting vendors directly to resolve outstanding payable issues.
      • Assist in processing Security Deposit Dispositions (FAS) by checking final balances and applying cleaning, damage, and other charges, and forwarding to accounting.
      • Maintain professional and positive relationships with GLMC staff of administrative, accounting, payroll, management, and human resources.
      • Perform other related duties as requested by the Community Manager or corporate representative(s).


      Assistant Community Manager Qualifications:

      • Property management and leasing experience required.
      • RealPage experience required.
      • Working knowledge of Microsoft Office applications such as Word, Outlook and Excel.
      • Knowledge of basic property management accounting practices and procedures.
      • Knowledge of basic building maintenance, landscaping and grounds and housekeeping practices and procedures.
      • Must possess a valid driver’s license, acceptable driving record and access to a vehicle and the state-mandated level of automobile insurance.
      • Must reside within 30 minutes of the property.
