- The Building Engineer II plays a key role in ensuring the safe, efficient, and reliable operation of all building systems and infrastructure within a Class A commercial office property. Under the supervision of the Director of Engineering, this position is responsible for performing skilled work in preventative maintenance, troubleshooting, and repair of HVAC, electrical, plumbing, and general building systems. This role also assists with vendor oversight, tenant support, and mentoring junior engineering staff. The position is considered essential and requires availability for after-hours emergencies.
- Monitor and maintain building systems, including HVAC, plumbing, electrical, and fire/life safety systems, ensuring compliance with local and state codes.
- Perform preventative maintenance and repairs on equipment such as chillers, cooling towers, air handlers, heat exchangers, pumps, and controls.
- Operate and maintain systems such as electrical switchgear, distribution panels, fire alarms, and plumbing fixtures.
- Respond promptly to service requests, emergencies, and tenant issues, providing effective solutions and ensuring minimal disruption.
- Consult with tenants to coordinate preventative maintenance activities within their suites.
- Supervise vendors, subcontractors, and service providers, ensuring work is performed safely and to a high standard.
- Assist with seasonal tasks such as snow and ice removal and special projects as needed.
- Provide mentorship and technical guidance to Building Engineer I team members.
- Document work activities, inspections, and system conditions within building management systems and reporting tools.
- Participate in rotating on-call schedule and respond to after-hours emergencies as required.
- High school diploma or GED required.
- Technical training or trade school certification in HVAC, electrical, or plumbing preferred.
- Universal CFC Certification required.
- Current OSHA 10 card or equivalent OSHA safety training required.
- Experience:
- 3–7 years of experience in commercial building operations and maintenance.
- Strong hands-on troubleshooting skills across HVAC, electrical, plumbing, and mechanical systems.
- Experience working in modern office buildings with building automation systems (BAS/BMS).
- Strong understanding of building operations, HVAC systems, controls, and life safety systems.
- Ability to read and interpret blueprints, schematics, safety codes, and technical manuals.
- Basic proficiency in Microsoft Office Suite and computerized building management systems.
- Excellent customer service and communication skills with a hospitality-driven mindset.
- Ability to manage shifting priorities, multitask, and meet deadlines in a fast-paced environment.
- Proactive, solutions-oriented, and resilient in responding to operational challenges.
- Strong attention to detail, organization, and follow-through.
- Must be able to stand for extended periods, climb ladders, kneel, stoop, crawl, and work in confined spaces.
- Ability to lift and carry up to 50 pounds.
- Visual acuity to distinguish system components such as chilled water and fire protection piping.
- Position Type: Full-time, non-exempt.
- Core Hours: Monday–Friday, 8:15 AM – 5:15 PM (in-office role).
- Location: Willard Office Building at 1455 Pennsylvania Ave, NW, Washington, DC 20004.
- Physical Requirements: Ability to lift and move up to 50 pounds as needed.
- Additional Hours: May be required for tenant move-ins/move-outs, events, to oversee preventative maintenance, emergencies, or other planned or unplanned activities.
- Salary (hourly) Range: $26.45 - $28.85 + benefits + annual bonus (based on performance and company profitability).
