      PRINCIPAL RESPONSIBILITIES:

      The successful candidate’s responsibilities will include, but not be limited to:

      • Supervise and train maintenance staff on all operating and building systems, equipment, operational procedures and maintenance responsibilities
      • Act as a working Supervisor and fills in as a Maintenance Technician as required
      • Conduct daily walk-through’s and routine property inspections to ensure physical assets are in best possible operating condition. Respond rapidly to any operational issues uncovered in property inspections
      • On call 24/7 - Must be available to respond to facility emergencies as required
      • Manage the work process for both capital projects and ongoing services – including developing scope of work, request for proposal, evaluating contractor submissions/bids, developing service agreements, overseeing contracted work, work inspections, assuring project is completed in accordance with terms of service agreement and required documentation is delivered prior to project close-out and/or payment
      • Prioritize, schedule, assign and review preventative maintenance and routine maintenance within a computerized maintenance management system ( CMMS), allocating time and materials to tenants where required
      • Provide and maintain updated Policies & Procedures and Preventative Maintenance program for the Maintenance department
      • Manage relationships with third party contracted services providers and ensure adherence to Simon’s Purchasing Policy and Code of Business Conduct
      • Maintain and promote a safe working environment through identification and elimination of any safety hazards to staff, tenants and visitors. This includes the administration of all training and regulatory programs (OSHA, ADA, EPA, etc.)
      • Knowledge of leases in order to determine financial responsibility of operational issues.
      • Assist in preparing and overseeing operational budgets and ensure all costs associated with property operations are managed with direct guidance and oversight
      • Acts a liaison between maintenance team and tenants to resolve and complaints and coordinate service as required
      • Maintains a good working relationship with all tenants, employees, staff and contractors; responds to issues or requests as required
      • Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
      • Work with security and local officials to plan and oversee a fire safety program
      • Act as an Emergency Response Team Member as described in the building's Emergency Evacuation Procedure Manual
      • Other duties as assigned

      MINIMUM QUALIFICATIONS:

      • Bachelor’s degree in related field or High School Diploma or GED and additional related experience
      • Minimum of five years of related experience or Technical School certifications and/or training preferred
      • Universal CFC certification preferred
      • Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair
      • Knowledge of safety rules, hazards, and application of accident prevention measures for Class A real estate
      • Experience with scheduling, planning and assigning work via CMMS
      • Experience with bidding and contracting work
      • Ability to read and understand blue prints, CAD drawings and other schematics
      • Meets commitments - produces accurate work
      • Solution oriented and results driven
      • Moderate record keeping and computer skills (email, excel, word, CMMS, etc.)
      • Self-motivated; able to prioritize and work independently
      • Able to handle multiple tasks with minimum supervision in a fast-paced environment
      • Scheduling work and determining needs for equipment and supplies
      • Familiarity with security operations, cleaning procedures, and parking facilities
      • Ability to work days, evenings, weekends, and holidays as required
      • Ability to lift and carry up to 50 pounds; climb ladders and ride in a lift
