      Provides leadership. organization, technical skills and expertise in guiding maintenance crews to efficiently maintain /repair municipal facilities. Utilizes technology to monitor , analyze, and adjust computerized equipment.

      Examples of Duties

      • Assigns, supervises and participates in the work of skilled workers in the repair, maintenance and construction of buildings and other structures, facilities and related equipment and performing electrical, plumbing, carpentry, mechanical, masonry and painting work;

      • Utilizes a Computerized Maintenance Management System (CMMS) to maintain resource usage records, monitors, and updates work order status and to develop preventative maintenance schedules for equipment. Monitors, analyzes, adjusts (as necessary), building automated control systems to ensure efficient operation;

      • Monitors and assists contractors in the repair, service or installation of buildings mechanical systems or other facility maintenance requirements;

      • Ensures completion of assigned "Annual Maintenance Projects", i.e. group revamping , floor covering replacements, facility painting projects and mechanical equipment replacements;

      • Utilizes computers and appropriate software for business correspondences and work-related research;

      • Assists in the preparation of unit budgets and material and equipment cost estimates;

      • Requisitions necessary equipment and materials;

      • Prepares and maintains time, material, inventories and preventive maintenance records;

      • Acts as a liaison with user agencies to complete projects to meet deadlines on assigned work;

      • Works emergency duty on short notice when required;

      • Responds to emergencies such as snow, flood, wind storms , etc.


      Additional Duties and Responsibilities

      • Other duties to provide direct or indirect service to the citizens may be assigned.

      • When unusual situations occur and the City Manager declares a State of Emergency, all City employees may be required to accept special assignments and perform as needed to ensure appropriate service delivery.


      SUPERVISORY RESPONSIBILITIES
      • Directly supervises assigned staff.

      • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.

      • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work, following up on assigned work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

      • Trains and instructs staff on safety and practices of the trade; Willing to complete a supervisory and leadership certificate program and continuing supervisor education.

      QUALIFICATIONS

      MINIMUM EDUCATION AND EXPERIENCE

      • Associates Degree from a two year college or technical school or equivalent field experience, possess journeyman's card in electrical and mechanical trades with general knowledge of plumbing trade.

      • Five or more years experience in maintenance/repair/construction work related to above mentioned trade fields; or equivalent combination of education and experience.

      • Familiar with OSHA regulations for General Industry; and considerable supervisory experience.

      • Willing to complete a supervisory and leadership certificate program and continuing supervisor classes.

      CERTIFICATES, LICENSES, REGISTRATIONS

      • Recommended Journeyman Electrical / Journeyman Mechanical

      • Refrigerant Reclaim Universal EPA Certified
      • Must obtain a valid Commercial Driver’s License, Class B, by the Commonwealth of Virginia within one year of employment
      • Must successfully complete IS100 and IS700 National Incident Management (NIMS) training within 90 days of employment. May also be required to complete higher levels of NIMS training as determined appropriate for the position.
