      Role Description

      Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate level building operator responsible for providing operational and technical support as a member of a building operations team. The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. This is an onsite role based out of downtown Vancouver

      Responsibilities

      • Work Orders - accept and close on time, complete to satisfaction of tenants

      • Preventive Maintenance - ensure mechanical rounds are being completed and required maintenance and repairs are being performed

      • Life safety equipment - perform periodic testing of the building life safety equipment in accordance with government regulation and codes

      • Building Performance - monitor and analyze energy consumption to identify any day-to-day issues and opportunities to reduce overall power demand through mitigation strategies.

      • Customer Service – Review Dynamics 365 work orders for completion and consistency within expected timelines

      • Curb Appeal - ensure the highest level of curb appeal is maintained for the property

      • Project Management - manage and supervise tenant improvement work on tenants' floors to ensure all equipment are well serviced and safety guidelines are being met

      • Financial performance - make recommendations, obtain quotes for replacement versus repairs and prioritize wish list projects to coincide with budgetary planning. Maintain operating expenses within 3% of budget

      • Service agreements -manage service agreements schedules of building control, mechanical, electrical and fire alarm systems

      • Avetta Compliance – ensure correct contracts are used where required

      • OHS - maintaining a safe workplace. Complete monthly safety inspections, annual job hazard assessment Quickly and responsibly manage any environmental hazards as per QuadReal policies

      • Training -complete all QuadReal mandated training and attend industry information sessions

      • Understand operation of a master service integration system

      • After hrs coverage – be available for regular on-call rotation and assist with afterhours emergencies when called upon

      Experience and Qualifications

      Technical Qualifications - The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency:

      • 5th or 4th Class Power Engineer (or equivalent) or working towards

      • plus a minimum of 3 years direct work experience in junior or intermediate position in commercial high rise building operations;

      • a valid drivers license;

      • intermediate level skills in Microsoft Office.

      Time Management / Working Environment - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.

      Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; sound administrative and organizational skills.

      Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.

      The expected annualized base salary range for this role is $ 69,000 to $ 73,000.

      The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
