      Job Description Summary

      C&W Services is responsible for the staffing and operations of all Boston Properties locations throughout the Boston region, a portfolio that includes over 17M sq. ft. of premium office and lab space. This position is a temporary role, assisting the Facilities Management team in daily and weekly duties as required. The location may be at any of over 60 buildings in Boston, Cambridge and/or Boston’s urban edge (primarily the Waltham, MA area). The successful candidate will be energetic, eager to learn, and present a can-do attitude as they perform their assignments in support of Class-A Commercial real estate properties. Below is a brief description of the responsibilities that may be assigned.

      ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

      Co-Ops at Boston Properties locations will support the C&W Services management teams in the Operation & Maintenance (O&M) of the building/site. They will be exposed to a wide variety of machinery, mechanical systems, software systems and personnel, offering them a tremendous opportunity to help C&W Services with tasks assigned, while gaining valuable knowledge that will benefit them throughout their careers.

      We are looking for an Architect Co-Op to assist in all phases of architectural work which may include planning, designing, and learning the library of construction drawings. This position may be involved in existing building designs, alterations, and renovations of commercial office properties. The goal is to match client and Co-Op needs to obtain a program for sustainable, functional, and aesthetically pleasing designs.

      Internal and External Contacts:

      • This position may interact with vendors, contractors and employees within C&W Services and the BXP organization. Applicants must present a professional demeanor and a customer service focus at any/all interactions.

      Daily Job Functions:

      • Data collection. Examples include name plate data from equipment, inventory management, inventory of tools, etc. Candidates will frequently be asked to record data in spreadsheet such as Excel, for forward to the management team.
      • Assist maintenance staff in the performance of preventive and corrective maintenance. Candidates will be expected to become familiar with the applicable work order management system (Angus tenant request system at BXP sites).
      • Utilize software systems to enter and extract data, perform trend analysis, etc. An example is the Measurabl Environmental Management System, a system that is utilized in the real-time tracking of energy usage at each site.
      • This position is Architectural Student specific in that candidates may assist in reviewing construction documents, commissioning reports, review Revit/AutoCAD files, assist BXP Regional Engineers in construction meeting attendance and notetaking, etc.
      • Assist in project specifications
      • Assist in looking at work for specific standards, building codes, guidelines, and regulations
      • Conduct site visits to check on project status and report on project
      • Cooperate and liaise with construction professionals
      • Suggest new architectural trends and advancements learned in school
      • Assist the Facilities Management team in conducting safety walkthroughs, mechanical space inspections, lighting surveys, etc. so as to maintain a high standard for cleanliness, safety and a ‘pride of ownership’ facility. At sites undergoing construction/renovation, assist in validating sub-contracted work, building turnover, and/or commissioning in support of the BXP Project Manager and Regional Engineers.
      • Assignments may include exposure to the Bldg. Automation System (BAS) at the specific site, allowing the intern to gain valuable experience while carrying out their assigned duties.
      • Candidates may be asked to review and assist in updating Standard Operating Procedures (SOPs), Job Plans, and other administrative duties as assigned.
      • Perform all other duties as assigned by the Facilities Management team.

      REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):

      • High school degree or an approved GED
      • Enrollment in a Facilities or Engineering program is normally expected, with an Architectural degree track preferred.
      • A high proficiency in Microsoft Office (Word, Excel, PowerPoint, and Outlook), with a strong emphasis on Excel. Familiarity with Architectural specific software systems.
      • Must be able to take direction, work with minimal/normally no supervision, and function cooperatively as part of a team.
      • Requires attention to detail, a pride in delivering excellent service, organization, and high levels of energy and endurance.
      • This individual should be self-motivated, stress and pressure resistant, as well as a fast learner. Job normally requires the ability to quickly learn multiple software systems specific to BXP properties.

      Ability to speak, read and write English fluently.
