      Responsibilities:

      1. Manage property financial metrics for each property in the portfolio, maintaining responsibility for profitability. Provide monthly reporting and analysis, including variance and budget analysis.
      2. Read and interpret Lease and Vendor Contracts to determine owner/tenant obligations, such as tenant billing treatments.
      3. Approve all property expenses, ensuring proper accounting. Resolve tenant billing issues, including CAM reconciliations and leasing obligations.
      4. Conduct physical inspections as required and generate/improve preventative maintenance schedules.
      5. Resolve tenant issues promptly, focusing on satisfaction and permanent resolution.
      6. Collaborate with Facilities Management to maintain asset quality, manage vendors, and ensure asset appearance and function.
      7. Ensure asset code compliance (fire, ADA, etc.) and recommend improvements.
      8. Serve as the primary contact for security and fire alarm calls.
      9. Assist in managing Assistant Property Manager's workload, including task assignment and coaching.
      10. Lead/Supervise Property Managers, Junior Property Managers, and Assistant Property Managers.
      11. Perform other duties as assigned.

      Education and Experience:

      • Bachelor's Degree or equivalent; 7+ years property management experience or equivalent.
      • California Real Estate License and Certified Property Manager preferred.
      • 3-5 years hands-on Property Management experience.
      • 4+ years of commercial real estate experience.
      • Knowledge of systems and processes; ability to implement or improve processes.
      • Detail-oriented, self-starter, strong organizational and analytical skills.
      • Ability to meet deadlines, prioritize, and work under pressure.
      • Strong interpersonal and communication skills.
      • Excellent problem-solving skills.
      • Proficient in Microsoft Office; experience with Yardi, MRI, SAP preferred.
