      Salary ranges from $88,114.00 to $97,931.00 (minimum 5 years of experience required).

      The Property Manager is responsible for the overall operations of a portfolio of properties, managing the assistant property manager and administrative assistant. Key duties include ensuring accurate billing and revenue collection, managing expenses and repairs efficiently, minimizing liability, administering lease terms, providing timely reports, and maintaining strong relationships with clients, tenants, and vendors. The Property Manager must 'Think like an Owner.'

      Responsibilities

      1. Manage a portfolio of retail, office, and industrial properties, overseeing assistant managers and administrative staff.
      2. Act as the Landlord's representative, maintaining positive relationships with tenants and vendors, and being visible and accessible to tenants.
      3. Develop proactive tenant relations and retention programs.
      4. Participate in employee selection and training.
      5. Work extended hours and weekends as needed to meet deadlines.
      6. Oversee billing and collection of monthly invoices from tenants, ensuring accuracy and timeliness.
      7. Manage non-regular billings such as CAM, taxes, insurance, and rent adjustments.
      8. Keep property owners informed about tenant collection issues, lease expirations, and tenant options.
      9. Align property management with the client's investment plans to achieve their goals.
      10. Approve major or non-budgeted expenditures, ensuring compliance with policies and procedures.
      11. Prepare and review financial reports, budgets, and CAM reconciliations.
      12. Monitor tenant sales reports, communicate trends to owners and leasing agents, and ensure tenants report as required.
      13. Develop and update an annual CAPEX plan, recommending repairs and replacements.
      14. Coordinate maintenance requests, monitor vendor performance, and ensure timely completion.
      15. Solicit and evaluate vendor bids and contracts, overseeing scope of work and performance.
      16. Supervise vendors and contractors.
      17. Conduct regular site inspections and walk-throughs.
      18. Inform property owners of insurance claims.
      19. Respond to emergency calls after hours.
      20. Abstract leases and understand major clauses affecting operations and income.
      21. Coordinate tenant construction and move-ins.
      22. Manage onboarding of new properties.
      23. Interface with legal, accounting, insurance, and tax professionals as needed.
      24. Prepare and review leases, amendments, and payment plans.
      25. Maintain property files and records.
      26. Serve legal notices to tenants and attend court appearances.
      27. Monitor compliance with management agreements.
      28. Attend ownership meetings.

      Qualifications

      • College degree preferred.
      • Real Estate License required.
      • Minimum 5 years experience as a Property Manager in commercial real estate management (residential experience not applicable).
      • CRRP or CSM designation desired.
      • Strong communication and organizational skills.
      • Ability to handle multiple tasks and lead teams.
      • Leadership skills to mentor and motivate staff.
      • Proactive problem-solving abilities.
      • Self-motivated with minimal supervision.
      • Proficiency in MS Word, Excel, Outlook, Adobe, and PowerPoint.
      • Valid driver's license and insurance.
      • Clean background check.
