      Commercial Real Estate Warehouse Trader
      New York City

      This role is regulated by FINRA.

      As a Barclays Commercial Real Estate (CRE) Warehouse Trader, you will join a group whose primary function is to provide leverage to a well-established client franchise by lending cash through a repurchase lending agreement structured as both fixed-rate and transitional warehouse lines of credit. You will have the ability to review client deal packages, including offering memorandums prepared by brokers and/or borrowers, to assess the underlying real estate and the requested financing terms.

      Salary / Rate Minimum: $125,000
      Salary / Rate Maximum: $170,000

      Colleagues who perform ‘onsite’ roles will spend four or five days a week working onsite, depending on the requirements of their role and business area.       What will you be doing?

      • Evaluating and compiling property level income statements, rent rolls, reimbursements, occupancy statistics, sales, using excel-based models
      • Sourcing market research to determine and verify model assumptions and economics, performing market research including third party sources, including CoStar and REIS
      • Preparing short memos summarizing the key terms of CRE financing opportunities and presenting deal strengths and weaknesses to the Head of CRE Underwriting
      • Communicating with the both internal origination and client-base to discuss live opportunities and providing repo quotes and guidance on advance rates and pricing levels
      • Monitoring daily issuance activity to provide clients and senior internal management with live updates on pricing levels, advances, and collateral compositions across pools
      • Drafting internal memos to senior management and Credit Risk for new facility opportunities with public and private REITs, private equity debt funds, and CRE finance firms
      • Being responsible for marking the trading books daily and flashing the daily PnL for the CRE Warehouse Financing group
      • Accounting for book trades, including cash borrows (liabilities) and loan on loan financing (assets), to support the group’s financing capacity, requiring FINRA licensing

      What we’re looking for:

      • Bachelor’s in either Engineering, Computer Science, IT, Finance, Economics, or Mathematics and three to five years of experience in a financial services firm
      • Must demonstrate an interest in real estate with experience or relevant coursework considered a positive
      • Exceptional analytical and logical reasoning skills with an ability to quickly learn and adapt to a changing trading and policy environment
      • Excellent data analytical skills and proficient across Python or SQL and proficient with Microsoft Excel, Bloomberg, Intex Dealmaker

      Skills that will help you in the role:

      • Ability to work in a dynamic, fast-paced and high pressure environment
      • Good verbal and written communication skills to drive franchise business, collaborating with Sales and Research

      Where will you be working?

      You will be working at our Americas Headquarters at 745 Seventh Avenue. This 32-story office tower is located in Times Square in the heart of Manhattan and features a cafeteria, fitness center and state-of-the-art LED signage on the facade of the building.
