- Director of Facility Services with maintenance programs for heating, cooling, water, gas, electrical, mechanical, carpentry, painting, sprinklers, fire alarms, plumbing, building exteriors, etc.
- Responsible for hiring, termination, performance evaluations, and related personnel functions
- Review work tasks, and ensure maintenance staff are completing work order assignments in an accurate and timely manner
- Prepare daily schedule according to request, operating conditions, manpower, and availability of materials
- Ascertain equipment reliability and performance. Recommend for replacement or repair
- Mange and execute building repair and facility assessments
- Inspect facilities and grounds to ensure proper repairs and improvements
- Ensure availability of supplies and components to meet workloads
- Assist in development of departmental budget: responsible for monitoring expenses and staying within budget
- Assist with developing building automation systems energy efficiencies
- Develop, approve, and monitor contracted services with outside contractors and vendors
- Authorize expenditure of funds and labor to resolve emergency situations
- Enforce and maintain proper safety measures for employees and contractors
- Develop, review, and enforce policies and procedures
- Adhere to compliance regulations and accreditation standards
- Perform other duties as required.
- Must be willing to learn and operate the University CMMS
- Must have a working knowledge of R22, 410, 407a, and R123 low pressure refrigerants.
- Must be able to have a working knowledge of electricity and using volt / ohm meters.
- Must have a working knowledge of how to replace lighting ballasts, light switches, reading schematic diagrams.
- Must have a working knowledge of how to make electrical repairs in wiring, switches and controls.
- Must have a working knowledge of the different electrical voltages (120, 230, 277 and 460 three phase)
- Knowledge of principles, policies and practices of vehicle and facility maintenance programs.
- Knowledge of principles, policies and practices of preventative maintenance inspection and servicing.
- Knowledge of principles, policies and practices of facility maintenance and repair.
- Knowledge of HVAC and refrigeration tools, materials, and test equipment.
- Oversee outside vendors when necessary.
- Secure needed supplies or equipment and notify the proper person of any additional supplies or equipment needs.
- Observe and report any unusual or emergency situations to the Director of Facility Services
- Make recommendations to the Director of Facility Services about how methods and procedures may be improved.
- Be able to familiarize yourself with University policies and procedures.
- Become familiar with the property, buildings, and systems.
- Work safely, be knowledgeable with all Department Safety Policies, and attentive to all safety talks, special instructions, and posted safety signs throughout the University.
- Valid Virginia driver’s license.
- Must meet University lifestyle expectations.
- Must read, follow, and enforce all company policies outlined in the company handbook.

Job Skills / RequirementsThe Director of Facility Services is responsible for the timely and cost-efficient management and repair of facilities, buildings and grounds. This position supervises maintenance staff and/or outside contractors in the performance of these tasks. The successful candidate will have strong industry experience and a proven track record of evaluating and optimizing plant operations within a University environment. The candidate will also have experience with building strong teams and managing people, and must possess an ethical and honest personality, and have a humble and service-oriented leadership style.
The Director of Maintenance also provides technical assistance and oversight to resolve equipment, and facility material problems. This position assumes all duties and responsibilities of the Maintenance Department.
