PGRE delivers value throughout the real estate portfolio enhancing employee engagement, sustainability goals and community engagement The Director of PepsiCo Global Real Estate (PGRE) will be responsible for all PBNA Supply Chain real estate. This role will report to the Senior Director of Real Estate who manages the global Portfolio Optimization & Strategy (PSO) team. Key activities includes will include: Understanding the business strategy, operations, and challenges Developing a strategic planning process and overall real estate strategy Working with a Customer Relationship Manager (CRM) mindset, establish the role as a strategic partner to PBNA Sector and Division teams Develop and build a real estate partnership with Cresa, promoting a model in which PGRE and Cresa are viewed as a single team in delivering services to the business Execute real estate transactions in a timely and consistent manner, ensuring all critical dates are properly analyzed and managed Identifying productivity opportunities and optimizing the real estate portfolio in line with the business strategy Responsibilities Lead the execution of acquisition, disposition and lease transactions Analysis of market trends and lease rates to identify and execute productivity initiatives, while also educating the Business on market conditions, challenges and opportunities Develop and deliver consistent sector-wide reporting to support Leadership, Finance, HR, Logistics, and Engineering Lead and develop the Cresa team, ensuring the identification and implementation of best practices for transaction services Responsible for defining project requirements and developing creative solutions Assemble the appropriate internal and external resources. This includes working with internal and external counsel, risk management, EHS, and financial planning groups and also includes the timely inclusion of specific PGRE service lines, or pillars, on each project, e.g. Economic Development, Design, Capital Projects. Supported by Cresa and the sector finance teams, prepare project scenarios with full financial analyses Oversee and direct broker negotiations Work with external counsel to finalize lease documents Support the BUs in the preparation and presentation of comprehensive business cases, Capital Approval Requests Utilize the various technology tools available to optimize Qualifications Minimum Qualifications: Bachelors degree required 10+ years’ experience in industrial real estate transactions Experience in working as a CRM first, real estate specialist second Preferred Qualifications: MBA or other relevant advanced degree preferred Professional Certifications: PE / Architect / JD preferred Skilled in lease negotiation Skilled at building a consensus in a matrixed corporate environment Mastery in executive presentation skills Mastery of financial modeling Build to Suit Industrial Development Experience Compensation & Benefits: The expected compensation range for this position is between $165,000 - $185,000 Location, confirmed job-related skills and experience will be considered in setting actual starting salary Bonus based on performance and eligibility; target payout is 25% of annual salary paid out annually and an additional target payout of 10% of annual salary is paid out over 3 years following the end of the performance period Long term incentive equity may be awarded based on eligibility and performance.
