      Responsible for developing, maintenance and monitoring new and owned properties. Responsible for CapEx Budgeting including but not limited to: New Construction, remodels, renovations, additions, and yard extensions. In addition, directing the Due Diligence for new and purchased properties, and maintenance. Performing cost analysis for any new and/or owned properties that is planned on new construction, remodels, renovations, additions, etc. Leading the team of Construction and Maintenance Managers and developing team member’s skills. Assist in evaluating new land search and current RE of existing service centers.

      Primary Responsibilities

      • Primary contact for contractors, vendors, architects, engineers, and planning departments for the construction and/or renovation of service centers
      • Manage General Contractors, vendors, and the design team to ensure a quality build to OD standards, manage agreed upon budges and ensuring timely delivery of all projects
      • Coordinate with vendors and contractors for maintaining the portfolio of service centers
      • As needed provide guidance to Managers of Construction and Maintenance on all construction, maintenance, or any other job-related needs
      • Review construction documents and invoices for accuracy
      • Managing the coordination of Construction & Maintenance Managers and respected owner furnished entities
      • Maintaining knowledge of all Construction Markets with respect to cost-of-goods & services
      • Maintain cost comp spreadsheets and ensuring Managers of Construction & Maintenance are maintaining cost controls
      • Manage supply chain concerns and all lead times that could affect construction and maintenance projects
      • Maintain agreed upon national pricing with vendors
      • Attend state, county, city, local townships planning, and development meetings as needed
      • Coordinate and execute available incentives with appropriate parties, where the company intends to grow
      • Work collaboratively with all departments within OD’s Business, included but not limited to Senior Leadership, Operations, Risk Management, Legal, and Sales & Marketing as it relates to construction projects
      • Prepare Annual CapEx Construction Budget and present findings to senior leadership and Board-of-Directors as required
      • Provide systemic construction and maintenance updates to senior leadership on all projects in flight
      • Interface with finance, accounting, legal, audit, and tax departments on matters of capitalization, property tax amounts, appropriate principles, and cost segregation issues

      Job Qualifications:

      Education:

      • Bachelor’s degree in construction management or equivalent

      Experience:

      • 7+ years of experience
      • Good communication skills (both written and verbal) up, down and across the organization as well as, supporting vendor community and state, county, city, local townships
      • Collaborative work approach
      • Strong project management skills
      • Strong Leadership skills with the ability to recruit, hire, lead, grow, and build a team
      • Supply Chain and/or Logistics industry experience is a plus.
      • Knowledge and Experience with Environmental elements of large construction projects
      • Proficient in Word, Excel, PowerPoint as well as other Microsoft suite of products
      • Ability to read and work with architectural drawings.
      • Problem solving skills
      • Ability to prioritize projects and work to accomplish the needs and strategy of the organization
