- With limited supervision, work with internal Manulife Investment Management teams and third-party data providers to integrate datasets
- With guidance from the global co-heads of research and strategy, help create a unique dataset supporting the entire investment-decision making process across equity and debt business
- Conduct quantitative and qualitative analysis for model performance and accuracy; backtesting for predictive analytics
- Play a significant role in identifying market trends and extracting insights across the portfolio to aid in strategic decision-making.
- Help drive process improvements including automating manual processes and integrate inputs from other teams into predictive analytics that support the investment decision-making process
- Help prepare, present, and report research output results, present and future initiatives, to leadership
- Other adhoc projects and initiatives as needed
- Experience with traditional third-party RE data sources (CoStar, Moody’s, Mortgage Bankers Association, CREFC, NCREIF, PREA, MSCI, RCA, Trepp, RealPage/Axiometrics, NICS, Self Storage Association, etc) is a requirement. Expertise working with most or all of the data sources above will distinguish the ideal candidate.
- Experience with new RE data sources (satellite, mobility data) and applications (redefining RE neighborhoods and micromarkets), including alternatives (Self Storage, SFRs, data centers, etc)
- Advanced training in econometric modeling and real estate applications (MS/MA-level; PhD preferred) will be key
- Significant (10+ years, ideally) experience with quantitative techniques and models and real estate applications (model creation and maintenance)
- Proven ability to capture and process first party and third party data to optimize foundations of data analytics
- Expert grasp of classical modeling techniques (econometric theory, etc) and new approaches (AI/ML); experience with LLMs a plus
- Experience/familiarity across different geographies in North America and Asia will be ideal, along with appropriate language skills to foster communications across a global tea
- Ability and willingness to travel to help support a global distributed team

Director, Real Estate Economic Research
The Director for Real Estate Economic Research will work with the global co-head for research and strategy for real estate private markets. The role will require interfacing with the entire real estate leadership team; the Advanced Analytics group; and other groups in Manulife Investment Management who are engaged with data, information flow, and analytics to formulate and complete overall research strategy. This particular aspect of research strategy focuses on our in-house data engine (combining internal resources, external/third party sources, and alternative datasets) and predictive analytics – tools and platforms that the candidate will help build alongside other research teams in the real assets group as well as the broader Manulife organization.
Manulife Investment Management manages over $20B of real estate (300+ properties) across North America and Asia on behalf of both Manulife’s general account and third-party funds and accounts.

The annual base salary for this role is listed below.
Primary Location
Boston, MassachusettsSalary range is expected to be between
$126,000.00 USD - $202,000.00 USDIf you are applying for this role outside of the primary location, please contact recruitment@manulife.com for the salary range for your location. The actual salary will vary depending on local market conditions, geography and relevant job-related factors such as knowledge, skills, qualifications, experience, and education/training. Employees also have the opportunity to participate in incentive programs and earn incentive compensation tied to business and individual performance.
