      Reporting to the Vice President, Property Management, the Director, Technical Operations & Maintenance will act as the subject leader and Property expert in their role. The Director will be responsible for leading a small team, while setting goals and objectives to meet and exceed our project initiatives. This role requires an authentic and collaborative leader, with the ability to be a critical partner to the business while acting as the technical expert to execute our projects with a commitment to high quality.

      Responsibilities:

      • Accountable for the strategic approach to capital spend for our Technical Operations in partnership with the AVP, Capital Projects & Sustainability Execution.
      • Lead the management of Choice’s capital projects driven by requests from tenants, including emergency projects, renovations, and landlords work, etc. from planning through to execution. This includes ensuring project delivery goals are met by evaluating and monitoring the accuracy, quality, quantity, and timelines when meeting project milestones and objectives.
      • Strategic plan for preventative maintenance, and develop project specific procedures (e.g. new procedures for dual fuel)
      • Regular review of preventative maintenance procedures for the mechanical, electrical, elevator systems, fire suppression to be maintained in accordance with manufacturer’s guidelines.
      • Forecast preventative maintenance for electrical and mechanical systems (high and low voltage equipment and transformers).
      • As the technical subject matter expert, provide recommendations as it pertains to new acquisitions, ensure that capital expenditures are accurate and feasible and provide feedback to internal and external stakeholders.
      • Provide technical feedback, to support with decision-making from review of specifications and designs for construction and service projects.
      • Active involvement in the tender, contract management and vendor selection process.
      • Collaborate and coordinate with the Choice construction team, and all relevant stakeholders for equipment procurement and standardized specifications for both incoming producing properties and properties under development.
      • Review, analyze, and document/comment on the as-built, close-out documentation and commissioning of new properties.
      • Oversee and monitor performance of building systems in accordance with industry standards and trends.
      • Ensure code compliance is being met for TSSA, ESA, ASHRAE to align with building code.
      • Provide guidance and oversight in residential property management for approximately 7 properties.

      Qualifications:

      • 7+ years of progressive experience in commercial real estate, capital project planning.
      • Post-secondary education in Engineering, Construction, Project Management; Trade Certificate of Qualification (tickets)or a related field of study and/or relevant experience is preferred.
      • Proven leadership experience is considered strong asset.
      • Extensive knowledge of capital planning and proven track record of delivering on projects on time and within budget.
      • Self-starter with a continuous improvement mindset to seek opportunities to improve processes while incorporating best practices.
      • Excellent collaboration and communication skills, with the ability to foster and develop relationships and build trust among all stakeholders.
      • Advanced technical skills/expertise and time management skills to oversee the coordination of projects while providing direction and guidance on complex/escalated concerns.
      • Highly advanced proficiency with building equipment, building systems and building management and expert level knowledge of health and safety requirements.
      • Expert level knowledge of current building standards, code and legislative requirements.
      • Resourceful problem solver, with the ability to identify opportunities and apply extensive knowledge/technical expertise to solve challenges related to the function.

      • Regular travel will be required to visit our properties locally and across Canada on a quarterly basis.
