      About Bellwether Housing

      Bellwether Housing develops, owns, and operates affordable housing so that a broad range of people across our region can live and prosper in our region. Bellwether is the largest nonprofit housing provider in the Pacific Northwest and is currently undergoing incredible growth. Over the past five years, our operating budget has doubled, and our housing portfolio has increased at a similar rate. We now own and operate over 3,500 affordable apartment homes in Seattle and South King County, and we expect another 900 to come on-line by the end of 2025.


      In addition to developing and operating housing, Bellwether supports our residents through a growing resident services program and provides real estate development services to other mission-driven nonprofit organizations around Western Washington.


      Position Summary

      The Financial Planning and Analysis Manager (FP&A Manager) will report to the Chief Financial Officer and be responsible for leading Bellwether’s strategic financial planning, including budgeting, forecasting, and financial analysis. This role will work closely with department leads and executives to establish and manage key financial performance indicators, build and manage departmental budgets, provide financial insights and reports that support strategic decision-making. This position will also manage Bellwether’s enterprise-level debt that is critical to supporting our growth.

      The ideal candidate will have a strong background in financial analysis, a strong grasp of generally accepted accounting principles, excellent communication skills, and a commitment to Bellwether’s mission.

      Essential Job Duties

      • Develop financial models, dashboards and forecasts for informed, efficient decision making
      • Conduct short-term, intermediate-term, and long-term financial forecasts
      • Advise in development of key financial performance indicators and assist leaders in managing to them
      • Report regularly to organizational leadership financial performance and forecasts and advise leadership regarding risks and opportunities
      • Collaborate with department leaders to create annual budgets and advise leaders in managing budgets
      • Analyze past results, perform variance analysis, identify trends and make recommendations for improvement
      • Make recommendation and provide ad-hoc analysis and actional insights to leadership to support cost savings goals and strategies
      • Perform monthly cadence reporting on enterprise-level debt service ratio
      • Optimize the organization’s capital structure, overseeing enterprise-level debt and reserves

      Requirements

      • Bachelor's degree in Finance, Accounting or another related field required
      • Demonstrated success in a Financial Planning and Analysis or similar function, 5-7 years’ experience
      • Real estate and affordable housing sector experience highly preferred
      • Computer proficiency in MS Office (Word, Excel, PowerPoint)
      • Working knowledge of Yardi preferred
      • Excellent demonstrated analytical and financial problem-solving skills
      • Strategic thinker with ability to understand business goals and recommend innovative approaches to effect continual improvements to meet business objectives.
      • Strong organizational and project management skills required to successfully manage multiple projects from beginning to end. Deadline-driven and self-motivated
      • Excellent communication, presentation, and facilitation skills: polished, concise, with the ability to convey complex financial information to non-experts and ability to build strong relationships across all organizational functions and influence leaders
      • A personal commitment to ensuring equity and inclusion are centered in organizational practices
