Job Summary:
The Foreclosure Specialist evaluates loans to determine the best course of action for Planet Home Lending and its investors. This role involves referring loans to approved attorneys and overseeing foreclosure and bankruptcy activities to ensure compliance with established timelines. The specialist also assists attorneys with any defensive or litigated matters.
Essential Duties and Responsibilities:
- Evaluate loans to determine if foreclosure is the best course of action for Planet Home Lending and its investors, ensuring pre-foreclosure requirements are met.
- Refer accounts to approved attorneys to initiate and complete foreclosure within designated timelines.
- Monitor attorney progress during the foreclosure process, providing guidance and facilitating timely document execution and invoice processing.
- Maintain foreclosure workstation tracking and coding, regularly report foreclosure milestones, and obtain necessary approvals from investors or agencies.
- Uphold state and regulatory compliance, including prohibiting dual tracking and responding to complaints.
- Possess knowledge of investor requirements to ensure full compliance with foreclosure actions.
- Collaborate with approved attorneys to defend, resolve, and settle any counterclaims or defenses made by mortgagors or third parties.
- Perform other duties as assigned.
Position Requirements:
Education:
- High School diploma required.
- College degree in Business or equivalent work experience preferred.
Experience:
- Minimum two (2) years of Foreclosure, paralegal, or law firm experience.
- OR
- Minimum one (1) year of default mortgage servicing experience.
Functional/Technical Skills:
- Familiarity with mortgage banking practices and procedures, including FHMLC, FNMA, VA, FHA, and USDA guidelines and timeframes.
- Working knowledge of Default Servicing procedures.
- Effective verbal and written communication skills.
- Strong mathematical skills.
- Strong attention to detail.
- Ability to multitask and manage time effectively.
- Flexible, organized, and able to prioritize tasks and meet strict deadlines in a fast-paced work environment.
- Effective problem-solving skills.
- High proficiency in Microsoft Office products, including Excel, Word, Outlook. Experience with LPS servicing system preferred.
Environmental/Physical Demands:
Work is typically performed in a standard office environment. The physical demands include sustaining regular work attendance, communicating with others, standing, walking, sitting, and using arms, hands, and fingers to reach, handle, or touch. Occasional lifting and/or moving up to 10 pounds may be required. Specific vision abilities include close vision and the ability to adjust focus.
