      Global Real Estate Manager (New Health Care Company)

      3M is establishing two industry-leading companies, creating value through the spin-off of its Health Care business, while 3M will continue to be a global material science leader, focusing our innovation to win in favorable global megatrends and attractive end markets. This new Health Care Company will be a leading global diversified health technology company with:

      We expect the creation of the two companies will be completed by the end of 2023. For now, we will continue to operate as one global company. This role is positioned to drive the success of the "New Health Care Company”.

      This position provides an opportunity to transition from other private, public, government or military experience to a 3M career.

      The Impact You’ll Make in this Role

      The Manager, Real Estate, leads real estate activities related to owned and leased manufacturing, distribution, R&D, and office facilities globally. This responsibility includes providing informed strategic insight and direction to business unit and corporate management resulting in effective portfolio decision making as it relates to purchases, disposals, leases, renewals, and assignments.

      Job responsibilities:

      • Managing all global real estate transactions including site selection, landlord negotiations, incentive identification, transaction execution and oversight and performance management of the brokerage partners.
      • Working with Legal to prepare letters of intent, lease agreements, purchase agreements, estoppels and other real estate agreements
      • Preparing financial models to support business and management approvals
      • Providing valuation of real estate for various internal reviews and analysis
      • Providing relevant market data for analysis and decision making
      • Maintaining property information in global real estate database including notifications of lease expirations
      • Assisting with processes for landlord rent payments and processing of common area maintenance (CAM) charges and performing reconciliations and audits as needed
      • Working with Global Real Estate Director to develop a playbook with KPIs, processes, forms and templates
      • Ensuring real estate related compliance to all regulations and codes and all applicable company polices, practices, procedures, and EHS/regulatory requirements

      Your Skills and Expertise
      To set you up for success in this role from day one, 3M requires (at a minimum) the following qualifications:

      • Bachelor’s degree or higher (completed and verified prior to start) from an accredited university
      • Three (3) years of experience in large enterprise global industrial / commercial real estate leasing, purchasing and sales transactions for manufacturing, distribution, R&D and office spaces
      • Experience independently managing a large volume of varied and complex real estate projects
      • Experience building strategic partnerships with organizational leaders as well as strong stakeholder engagement
      • Experience in negotiations with landlords
      • Proven ability to model and communicate the financial statement impact of real estate decisions

      Additional qualifications that could help you succeed even further in this role include:

      • Degree in real estate, finance or business from an accredited university
      • Experience with construction project management and sustainability as it relates to real estate
      • Interaction with global colleagues, international experience is a plus
      • MCR or SLCR certification
      • Proficient with Microsoft Excel
      • Strong communications skills and strongly action-oriented
      • Flexibility to work after standard business hours and to travel as needed (domestic and international travel)
      • Able to effectively manage relationships inside and outside of the real estate department

      Travel: May include up to 10% domestic/international
