      Over the past decade, Amherst has scaled its platform to become one of the largest operators of single-family assets and has acquired, renovated, and leased more than 46,000 homes across 32 markets in the U.S. The firm delivers customized, stabilized cash-flowing portfolios of assets to its investors, wrapped in all the ongoing services required to manage, own, and finance the asset including property management, portfolio management, and a full capital markets team. In addition to its single-family rental platform, Amherst’s debt business pursues two distinct credit strategies in mortgage-backed securities and commercial real estate lending. Over its 25-year history, Amherst has developed a deep bench of research and technology talent, and leverages data and analytics at every stage in the asset lifecycle to improve operations and preserve long-term value for our investors and the more than 188,000 residents the firm has served.

      We’re looking for a Growth Marketing Specialist with 3–5 years of experience to lead demand generation and conversion efforts across the leasing funnel in the fast-growing Single-Family Rental (SFR) industry. This role is ideal for a marketer who thrives at the intersection of data, operations, and strategy — and understands how to move prospective residents from search to signed lease efficiently and cost-effectively. The ideal candidate has a natural curiosity about real estate and the related consumer behavior for single-family renters.

      • Key Responsibilities

      • Monitor and optimize performance across the full funnel: lead → tour → application → lease executed.

      • Manage daily reporting and optimization of lead nurturing and acquisition efforts across digital platforms (Paid Search, email/SMS, syndication partners/channels, and offline sources)

      • Develop and execute A/B tests for creative, CTAs, landing pages, and listing descriptions to increase conversion rates and lead quality.

      • Partner with internal teams (e.g., product, leasing teams) to align campaigns with availability, market seasonality, and leasing priorities.

      • Track and improve cost per lead (CPL) and cost per lease (CPLx) while increasing overall marketing ROI.

      • Manage UTM tracking, CRM flows, and attribution reporting to ensure accurate lead source data.

      • Leverage market-level insights to inform localized content

      • Analyze performance data and generate clear insights for weekly and monthly reporting.

      What we are looking for:

      • 3–5 years of hands-on experience in growth or performance marketing.

      • Demonstrated success driving measurable lift in leads and improved conversion rates

      • Strong understanding of KPIs and funnel metrics, with ability to identify and act on performance trends.

      • Excellent analytical skills — comfortable working in Excel/Sheets, dashboards, and performance reporting tools like Tableau.

      • Ability to collaborate across teams and manage multiple projects and timelines simultaneously.

      • Comfortable working in a fast-paced, test-and-learn environm*ent* where priorities shift based on performance and leasing goals. We move quickly!

      Nice to haves:

      • Understanding of SEO/GEO best practices for listing optimization and neighborhood-level content.

      • Ability to write or edit copy and marketing content that aligns with both brand and performance goals.

      • Experience with content management tools such as Strapi or WordPress.

      • Experience working with or in Salesforce Marketing Cloud.
