PURPOSE:
Under general supervision of the Building and Grounds Manager, perform skilled work in a variety of building maintenance trades in upkeep of District buildings, school facilities and equipment. Work independently or with small crew engaging in performing building interior/exterior maintenance work, and to perform other work assigned.
ESSENTIAL FUNCTIONS:
• Perform skilled maintenance and repair of District buildings, facilities and equipment in a wide variety of building trades including electrical, carpentry, locksmith, painting, roof repair, plastering, cement and asphalt repair, alteration, FRP installation, construction and installation of wooden articles and structures etc.
• Repair roof leaks and install and maintain rain gutters and downspouts as needed.
• Perform inspection, maintenance, installation and repair locks, adjustment of door hardware, maintenance of key control, and other related locksmith duties.
• Maintain and have serviced all district vehicles.
• Assist with all building automation BAS systems.
• Assist in repair, installation and alteration of electrical, heating, ventilating and refrigeration systems and related equipment and facilities.
• Rig or erect, move and work from ladders.
• Operate a variety of specialized heavy equipment, hand and power tools related to maintenance work; repair, maintain and perform preventative maintenance for District equipment to assure it is safe and proper working conditions, and troubleshoot equipment malfunctions. • Assist with organizing various set-ups at all buildings.
• Read and interpret trade manuals, blue prints, specifications, shop drawings.
• Maintain an adequate supply of equipment and supplies for making repairs.
• Assist with outside contractors.
• Drive District vehicles and bobcat to various locations, and maintain assigned vehicles, tools and equipment for the purpose of ensuring availability in a safe operating condition.
• Assure compliance with building, health and safety codes and standards.
• Respond to emergency situations during and after regular work hours for the purpose of resolving immediate safety concerns.
• Participate in meetings, workshops, training and seminars for the purpose of conveying and or gathering information required to perform skills.
• Assist other custodial/maintenance personnel as assigned.
• Perform the preventive maintenance snow removal plan.
• Minor repairs and maintenance of all building HVAC systems.
• Perform custodial duties as requested or assigned.
• Perform other related duties as assigned.
OTHER FUNCTIONS:
• Provide cleaning and maintenance services as necessary
• Support NSSEO policy, NSSEO and governing board goals and objectives, and The School Code of Illinois.
WORKING ENVIRONMENT:
• To perform the physically demanding job functions, strength and/or endurance for lifting, carrying, pushing and /pulling are continuously required.
• To perform the most physically demanding job functions, the physical capabilities of climbing and balancing are occasionally required.
• To perform the most physically demanding job functions, the physical body movement of stooping, kneeling, crouching and/or crawling is occasionally required.
• To perform the most physically demanding job functions, the upper extremity physical capabilities reaching, handling, and/or fine motor dexterity are occasionally required.
• Exposure to temperature extremes is occasionally present.
• Exposure to hazardous conditions (e.g. mechanical, cuts, burns, infectious disease, high decibel noise, etc.) is seldom or not present.
• Frequency of exposure to injury to self and/or other is seldom or not present.
MINIMUM QUALIFICATIONS:
• Completion of high school or General Education Diploma (GED)
• Any combination equivalent to four years work experience in performing general building maintenance supplemented by training or experience to demonstrate the ability to perform skilled- level work in two or more of building maintenance trades.
• Knowledge of the methods, tools, materials, terminology and equipment used in various trades.
• Knowledge of safety standards as set by OSHA; Health and Safety Regulations and Procedures.
• Knowledge of standard and acceptable shop procedures; proper operation, care and repair of tools and equipment.
• Knowledge of requirements of maintaining buildings, equipment and facilities in good working order.
• Ability to perform skilled work in the construction, renovation, maintenance and repair of buildings, facilities, furniture, and playground equipment.
• Ability to organize work, create and maintain work order/tickets via the online program.
• Ability to work from blueprints, shop drawings, sketches, and/or diagrams.
• Ability to safely and proficiently operate a variety of maintenance and construction equipment.
• Ability to observe legal and defensive driving practices.
• Ability to perform proper lifting techniques and heavy physical labor.
• Ability to work independently or with a small crew in performing building interior and exterior maintenance as well as custodial staff.
• Ability to establish and maintain cooperative and effective working relationships with others.
• Ability to understand and follow oral and written instructions.
• Ability to read, interpret, apply and explain rules, regulations, policies and procedures.
• Driver’s License, and be insurable in order to operate District vehicles.
