- High school diploma or GED required. Valid Michigan driver's license, clean driving record, and reliable transportation required. Driving record must be sufficient to meet safe driving standards as established by agency insurance carrier.
- Minimum of four years of general maintenance experience required with some electrical, HVAC, and plumbing skills.
- Math skills sufficient to perform addition, subtraction, and linear measurements.
- Strong interpersonal skills and the ability to function as a collaborative team member in a demanding service environment. Skills must be sufficient to communicate with program participants, public and staff.
- Reading comprehension sufficient to follow written instructions, and writing skills sufficient to maintain logs, schedules, and communication within the department.
- Construction skills sufficient to perform listed duties in compliance with local codes and accepted construction standards.
- Ability to handle multiple projects with limited supervision/direction. Independent problem solver who uses sound judgement and maintains a strong work ethic.
- Computer experience with Microsoft Word and Excel required. Experience with MRI Angus a plus.
- Must keep workspaces clean and tidy.
- Carry out maintenance duties as assigned, throughout the Agency. Primarily manage the physical operation of the Diem and Frank commercial facilities to include ensuring staff and tenant issues at the buildings are addressed according to Agency standards in a timely fashion. Be available to assist in maintenance at other GHS facilities, including leased spaces and residential homes, as needed.
- Troubleshoot and repair mechanical, electrical and plumbing problems within skill level. Perform carpentry and masonry repairs within skill level including repair and construction of walls, windows, doors, door jams, etc. as needed. Paint inside and outside surfaces and equipment as necessary. Change light fixtures and light bulbs.
- Coordinate and facilitate subcontractor services for routine and preventative maintenance including but not limited to: Carpet, HVAC, roof, plumbing, electrical, fire inspection, fire pump, backflow testing, elevator, landscaping, roof, and windows. Ensure that work is completed according to contracts and scope of work.
- Assemble and relocate furniture, fixtures, and other aids. Assist Facility Manager with furniture moves, projects, and other miscellaneous tasks as instructed by the Facility Manager and/or Property Manager.
- Review facilities for unsafe conditions and take appropriate corrective measures. Conduct roof inspections. Assist Facility Manager with all quarterly inspections for both commercial buildings. Perform weekly inspections of vacant commercial suites.
- Ensure proper opening, closing, and securing of the primary facilities and any other GHS facilities as needed.
- Conduct monthly interior fire extinguisher and emergency exit lighting inspections including recording inspection on current tag.
- Carry communications device as designated by Property Manager 24 hours per day, 7 days per week and be available for any facility-related emergencies as needed. Respond to off-hour calls at all GHS facilities as needed.
- Remove snow and ice and apply ice melt product as needed to maintain clear entry ways, sidewalks and parking areas and ensure safe passage for employees and visitors. Coordinate plowing and ice melt product activities by outside vendors. Perform periodic plant debris removal from parking lots.
- Serve on Agency committee(s) as appointed.
- Moderate noise (i.e., business office with computers, phone, and printers, light traffic).
- Ability to work in a confined area. Work both inside and outside of building where there may be exposure to environmental conditions such as heat, cold and humidity.
- Ability to sit at a computer terminal for an extended period.
- While performing the duties of this job, the employee is regularly required to, stand, sit; talk, hear, and use hands and fingers to operate a computer and telephone keyboard, reach, stoop, and kneel.
- Specific vision abilities required by this job include close vision requirements due to computer work. Safety equipment must be worn as required.
- Light to moderate lifting is required. Must be able to transport furniture, fixtures, and boxes weighing up to 80 pounds during the course of the workday. Must be able to utilize common types of power tools such as drills, impact drivers/wrenches, rotary tools, power washers, and leaf blowers.
- Work involves the ability to work flexible hours including early morning and evening.

GENERAL JOB DESCRIPTION
The Maintenance Technician is responsible for maintaining, troubleshooting, and repairing, or coordination of repairs, of onsite building operating systems. This role ensures that systems operate efficiently and safely. Coordinates with the Property Management team to identify and schedule vendor services.
