- Plan, organize and assist the Area Team / Franchise Team throughout the entire pre-opening process for new and converting hotels into the Marriott portfolio.
- Ensure hotels achieve brand standards for service, product, and financial success, pertaining to all opening hotels.
- Execute, communicate, and ensure compliance with ongoing brand programs and initiatives.
- Responsible for conversion/opening process including product quality, training, system installation, guest service, opening supplies and conversion criteria to ensure the hotel has met Brand Standards.
- Assist with the planning and deployment of the training team and provide support during pre-opening training activities.
- Ensure Hotel opens with optimal business on the books and all Marriott system are set-up.
- Multi-unit project management skills to ensure tracking of milestone tasks.
- Utilizes technology to analyze business processes and create efficiencies within the organization.
- Maintain and provide support for opening processes, procedures, and quality evaluation tools based on emerging businesses and account sustainment.
- Maintain a working knowledge of industry trends and brand standards across all Marriott brands, job descriptions and culture.
- Partner with the VP of Openings & Director of Luxury Hotel Openings to identify hotels with performance issues (Owner Engagement, GM hire dates, Inspections) and assist in creating corrective course(s) of action.
- Manage relationships with opening hotel executive teams, which will ensure hotel opening readiness, adherence to opening standards and foster a relationship with the Continental/Regional Teams.
- Accountable to communicate with Sr. Director of Openings regularly regarding hotel opening date and applicable franchisee/owner communications via department processes.
- Maintain, distribute, and update all electronic documents and websites pertaining to the brand and franchise systems, specific to hotel openings.
- Identify ongoing brand training needs and act as liaison to Sr. Director of Openings.
- Champion brand directives and strategies and educate all applicable stakeholders.
- Execute and communicate annual revisions of UFOC, brand standards, and Quality Assurance program.
- Assist with Openings for Core Brands if needed and required.
- Review and improve Opening Process on an ongoing basis to ensure Marriott keeps it competitive advantage.
- Perform other duties as assigned to meet business needs.

- Project management experience
- Multi-brand experience. Minimum 3 years
- Exceptional communication skills, both written and verbal
- Negotiate issue resolution
- Possess excellent relationship skills
- Complete working knowledge of Marriott systems: MARSHA, PMS, Email, Opera, etc.
- Demonstrate a working knowledge of pricing and yield management
- Understand Quality Assurance, Marriott Rewards programs, etc.
- Exhibit an excellent analytical capability in operations and customer research data
- Exhibit effective public speaking and presentations skills
- Present ideas, expectations and information in a concise, well-organized way
- Manage the "quality" process in areas of guest service and associate satisfaction
- Ability to manage upward, ability to lead and influence change
- Exhibit excellent verbal and written communication and presentation skills
- Exhibit effective listening skills and willingness to resolve issues in a positive manner; encourage diversity of ideas
- Demonstrate account management skills across an organization
- Possess excellent communication skills via a remote environment to assist with conference calls, webinars, project updates, etc.
- Must possess strong project management experience along with organization and communication skills
- Knowledge of Marriott’s Brands continent and discipline organizations
- Previous hotel experience within Marriott’s Brands at department head level preferred
- Bachelor’s Degree preferred
JOB SUMMARY
The Manager, Openings & Conversions is responsible for assisting and supporting opening hotels within all our Brands. The Openings Manager will ensure compliance to Brand Standards and new or ongoing programs/initiatives. The Manager will add value to Marriott by expressing in depth knowledge on the specific brands and the opening process to ensure the success of the hotel from an operational and financial perspective, while increasing stakeholder loyalty to Marriott. The Manager, Openings will be responsible to ensure smooth transitions in all aspects of opening activities of hotels, including product quality, countdown, training certification and service delivery. Achieve along with the Brand/Market guest and associate satisfaction and sales and profit objectives. Develop, maintain, and enhance owner relations.
