- Lead the strategic planning of and development of Port-owned marine and industrial properties.
- Oversee entitlements, permitting, and environmental due diligence for redevelopment projects.
- Collaborate with engineers, planners, and architects to shape land use strategies that maximize site value.
- Evaluate financial feasibility of projects through pro formas and ROI analysis.
- Identify and secure public and private financing, including tax incentives and grants.
- Structure development agreements, joint ventures, and ground leases to enhance value and reduce risk.
- Assess investment strategies and debt options to support sustainable growth.
- Manage large-scale infrastructure projects that support marine terminal and industrial development.
- Facilitate public-private partnerships to fund and deliver capital improvements.
- Ensure successful project delivery through strong oversight of scope, budget, and timelines.
- Conduct market research and feasibility studies to guide investment decisions.
- Identify new development opportunities across industrial, logistics, and maritime sectors.
- Provide strategic insights and recommendations to inform Port leadership and planning efforts.
- Develop and lead strategies for land sales, redevelopment, and repositioning of Port assets.
- Negotiate and manage property transactions, ensuring alignment with organizational goals.
- Oversee due diligence and financial structuring to support successful deal execution.
- Develop budgets, financial plans, and KPIs to monitor portfolio performance.
- Track revenues and expenses for Port-owned properties to ensure efficiency and profitability.
- Conduct cost-benefit analyses and recommend improvements to enhance value.
- Bachelor’s degree in business, real estate, or a related field required.
- Minimum five years of progressively responsible experience in commercial real estate, property development, property management, or business development.
- Any combination of education and experience that demonstrates the ability to perform the job duties will be considered.
- Valid Driver’s License – State Department of Transportation, required.
- Must have the ability to obtain and maintain a federal Transportation Worker Identification Credential (TWIC) card.
- Advanced knowledge of real estate development, including site planning, entitlements, and infrastructure investment.
- Strong financial acumen, including the ability to build and analyze financial pro formas and conduct feasibility studies.
- Proven ability to negotiate and execute complex real estate agreements, including leases and development deals.
- Skilled at facilitating cross-functional teams and managing large-scale projects with multiple stakeholders.
- Clear and persuasive communicator, able to present technical and financial information to diverse audiences.
- Experienced in navigating public-sector processes, policies, and regulations at the local, state, and federal levels.
- Ability to exercise sound judgment and discretion in high-stakes, confidential matters.
- A minimum qualification evaluation of education, training, and experience of submitted application packets will take place by Human Resources the week May 19.
- A Subject Matter Expert (SME) Panel will perform an evaluation of experience and training taken from your employment application materials.
- Our goal is to schedule virtual first round of interviews with candidates who successfully passed the SME evaluation during the week of June 1.
