- Review and prepare the initial Closing Disclosure at least three days prior to closing.
- Ensure the loan package is accurate and complete before sending it to the closing attorney.
- Clear any underwriting conditions required before closing.
- Balance the transaction and send a wire for funding the loan at disbursement.
- Monitor new loans for incoming work and track work in process.
- Utilize conditions set and checklists to determine due diligence requirements for each loan type.
- Review due diligence items such as title commitment, verification of employment, closing disclosure, loan estimate, TRID requirements, fraud report, compliance report, appraisal, flood determination, rate lock, proof of insurance documents, HMDA, rate spread, loan closing advisor/UCD, and funding/wire.
- Schedule loan closings and compile and prepare closing documents.
- Interact with underwriters to ensure accurate interpretation of loan closing conditions.
- Establish and maintain effective dialogue with lenders and utilize system capabilities to ensure deal status information is readily available.
- Ensure all due diligence information is properly documented and appended for image.
- Review application and initial loan documentation for adherence to all compliance and regulatory requirements.
- Audit and review HMDA to ensure completeness.
- Calculate and establish escrow accounts/documentation for customers.
- Determine adequacy of insurance coverage.
- Minimum of 5 years of closing experience with FNMA/FHLMC and Government loans is required
- Mortgage lending experience, including regulatory compliance, title, hazard insurance, and flood insurance.
- Excellent time management and organizational skills.
- Strong understanding of applicable bank policies and procedures.
- Extensive knowledge of vendor documents, loan documents, TRID regulation, consumer lending, and loans.
- Proficiency in Microsoft Excel, Word, Encompass, and other personal computer skills.
- Ability to multi-task and detail-oriented.
- Knowledge of procedures and regulations related to the ordering, review, and receipt of required documents.
- Ability to balance and send wire for funding the loan closing.
- Understanding of large and complex credit requests.
