Job Description Summary
As a Client Coordinator III working for Taylor Morrison Home Funding, Inc. you will manage a residential mortgage loan pipeline from loan submission through underwriting approval, work with customers to obtain approval conditions and resubmit for final approval conditions, all the while maintain timely and compliant flow of loans through the process into closing As a Client Coordinator you are expected to follow all company policies and procedures as outlined by the company. All Client Coordinators must be customer service oriented, communicate proficiently with borrowers, title agents, builders, real estate agents and co-team members especially Loan Consultants, Closers, and Underwriters.Job Details
What You’ll Do
· Responsible for loan submissions to underwriting
· Prepare and deliver the Customer Commitment Letter
· Review credit reports, income and assets
· Ensure acceptable source of funds
· Proficiently process Conventional, FHA and VA loans
· Seasoned in the requirements of government financing to include the mortgage insurance/funding fee requirements, down payment, DTI and Underwriting guidelines
· Familiar with navigating through the FHA Connection, VA Portal
· Proficient with analyzing tax returns
· Understanding of FHA, VA, and Conventional underwriting appraisal requirements
· Ability to restructure loans
· Ability to determine/calculate the borrower’s income including self-employment
· Perform other duties as assigned

You might be just who we’re looking for if you have…
· Minimum two (2) years related experience required; four (4) years preferred
· Proficient in processing Conventional loans, non-conforming, government, and USDA loans
· A high level of integrity, confidentiality, technical competence and moral character is necessary
· Proficiency in USDA loans and USDA automated system (GUS) preferred
· Strong communications skills – written, verbal, and listening
· Ability to manage key timeframes and strict deadlines
· Positive and self-driven demeanor
FLSA Status: Non-Exempt
This position is considered a non-exempt position for purposes of wage-hour law, which means that you will be required to keep a time record and will be eligible for overtime pay.
