      Job Description

      Under the direction of the SVP, Business Development, the Portfolio Analyst will be responsible for a full range of development activities related to the renovation, rehabilitation, and financial restructuring of properties in Abode Communities’ existing portfolio. The position will support the Senior Vice President, Business Development in analyzing and evaluating property needs and opportunities and coordinating with multiple departments including Architecture, Asset Management, Finance and Property Management.

      • Support portfolio-wide analysis and strategy through data management, researching and tracking financing opportunities, and collaborating with Asset Management and Property Management.
      • Conduct initial financial feasibility analysis for rehabilitation projects, including developing the rehabilitation scope of work in partnership with Asset Management and Property Management divisions.
      • Solicit and analyze consultant proposals during predevelopment and manage consultant scopes of work during each phase of a project’s development;
      • Support the preparation, completion and coordination of grant and loan applications to various private and public funding agencies related to affordable housing and community development projects, with emphasis on rehabilitation;
      • Administer loan closings, in partnership with Real Estate Development staff, including working with attorneys, lenders, investors, and escrow and title companies in the coordination and delivery of due diligence, legal and financial documents;
      • Coordinate, as needed, with Abode Communities’ Finance Department to prepare, maintain and submit funding draws to numerous financial institutions for predevelopment and construction phases of affordable housing rehabilitation projects;
      • Coordinate preparation and/or analysis of real estate documents such as easements, title reports, relocation documentation, utility service applications, etc. Maintain accurate and up to date project files.
      • Provide administrative support to SVP, Business Development and the Business Development Division, such as filing, scanning, photocopying, etc.
      • Special projects as designated by SVP, Business Development

      Qualifications

      Equivalent Education, Experiences, Skills, Knowledge, and Abilities:

      • Minimum bachelor's degree and two-years work experience; graduate degree in related field preferred; OR equivalent years of work experience in urban planning, housing development, real estate development, business, finance or a related field will be considered.
      • Knowledge of local, state and federal housing financing programs, including Low Income Housing Tax Credits (LIHTC), Tax-Exempt Bond financing, and assorted programs administered by local and state agencies such as HCD, LAHD, LACDA, etc.
      • Experience with rehabilitation projects and resyndications, and familiarity with Asset Management a plus.
      • Proficiency with computer programs and spreadsheet software such as Microsoft Excel, Microsoft Word and Microsoft PowerPoint. Ability to read, analyze, and interpret financial reports and legal real estate documents.
      • Strong math and analytical abilities. Ability to conduct financial analysis and prepare project budgets. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
      • Capacity to handle multiple tasks simultaneously in an organized, efficient and timely manner and successfully meet project deadlines. Excellent organizational, time management and problem-solving skills.
      • Strong verbal communication skills and clear writing ability.
      • Self-starter, able to take initiative, and work well under pressure.
      • Ability to initiate and maintain effective, cooperative working relationships with colleagues, consultants, and development team members.
      • Ability to travel within Abode Communities’ service area.

      Additional Information

      Compensation: $67K-74K

      The salary is commensurate with experience.
