      Job Description

      Reporting to the Director, Real Estate Investments, Pension Fund, the Senior Portfolio Manager is responsible for the effective management of the real estate portfolio. The Senior Portfolio Manager assists in the implementation of the strategic plan, conducts analysis and due diligence on new investments / developments, monitors investment performance at the asset and fund level, and tracks portfolio diversification, leverage, and cash flows, and provides regular consolidated reports thereon. The Senior Portfolio Manager also provides analysis, commentaries and recommendations to the Director and the General Manager. The Senior Portfolio Manager also maintains a good working relationship with the plan’s investment asset managers.

      Job Responsibilities

      Below are the main job requirements and responsibilities for the Senior Portfolio Manager Real Estate Investments, Pension Fund.

      1. Conducts due diligence and monitors activities of the Pension Plan’s (the “Plan”) real estate investments to determine the performance of the portfolio. Conducts analysis by using Discounted Cash Flow modeling, sensitivity analysis, mortgage financing, third party loan analysis, cash flow forecasting and valuation.

      2. Obtains, reviews, and analyzes regular reporting from asset managers and advisors; Reviews individual property budgets on an annual basis and prepares periodic consolidated portfolio reports on earnings and performance.



      3. Works with Pension Investment staff, asset and fund managers, and the Plan’s external performance management firm, reconciles and measures portfolios returns against CPC benchmark and third-party performance measurement firm’s median results.

      4. Prepares pension plan investment portfolios’ reports, analysis, presentations and business cases for Canada Post Board of Directors, Pension Committee, Investment Committee, Pension Advisory Council, CPC Senior Management and the Vice President, Pension Fund and Chief Investment Officer, as required. Attends and presents at these committee meetings as required.

      5. Monitors, tracks and evaluates the real estate investment portfolio using databases, benchmark indices, and applicable investment evaluation methodologies. Monitors significant events such as changes in real estate market conditions/government regulations/firm personnel, etc. in the portfolios and develops risk assessments. Provides analysis, commentaries and recommendations to Director and the General Manager, Real Estate Investments and Pension Fund.

      6. Manages and maintains effective working relationships with the asset managers, advisors and senior executives within the Corporation.

      7. Designs, develops and recommends new reports for portfolio investment activities, results, utilizing industry / sector specific computer software and evaluation models, where applicable.

      8. Keeps abreast of market conditions and conducts investment research. Meets with investment and leasing brokers for research purposes. Remains current with respect to opportunities, ideas, and trends pertaining to pension real estate investments. Prepares business case / recommendation of potential investment opportunities for the General Manager’s and Chief Investment Officer’s approval.

      9. Maintains a network of internal and external contacts to regularly benchmark and remain current on future trends and developments related to governance standards, industry practices, legislation, guidelines, new technologies, and programs related to CPC’s responsibility in managing its real estate portfolio.

      Qualifications

      Education


      • Undergraduate degree in Business / Finance / Real Estate.


      • Master’s degree is an asset.


      • Chartered Financial Analyst designation is an asset.

      Experience


      • 5 to 10 years of relevant functional experience.


      • 2 or more years’ experience managing people.

      Other Candidate Requirements


      • Designation and or certifications programs may be considered an asset.


      • Excellent team building and leadership skills / experience.


      • Ability to mentor and train Associates / Portfolio Managers.


      • Sound organizational, analytical, judgement and decision-making skills with proven abilities in problem solving.


      • Strong interpersonal skills with an ability to build and maintain relationships.


      • Excellent oral and written communication skills.


      • Knowledge of advanced Microsoft Excel and PowerPoint.


      • Solid understanding of cash flow forecasting and modeling tools such as ARGUS.


      • Knowledge of the Yardi platform (Investor Plus, Orion BI and Voyager) is an asset.


      • Ability to think critically and to communicate complex ideas or concepts.


      • Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously.

      Other Information

      Hybrid Workplace : This position will require for the incumbent to be in the office (1 Dundas St W,.Toronto) a minimum 3-4 days per week.

      12 months contract
