      The Pre-Construction Manager is responsible for the planning and estimating of the projects that come through the Pre-Construction division, from initial concept through the GMP budget. This role includes communicating and collaborating with Owners, Development, Project Managers, Superintendents, Architects, Engineers, Subcontractors, and other General Contractors/Construction Managers. The position will act as a liaison between the Construction team, Development team, and Property Management team to ensure the projects are delivered On Time and On Budget and are consistent with Milhaus standards. The Pre-Construction Manager is the on the front lines of setting up our projects for success and will be responsible for leading the process related to preconstruction, engaging construction team members, building subcontractor relationships, developing and protecting our building/design standards, and managing Milhaus construction risks at each phase of a development and prior to construction commencement.

      Key Job Duties and Responsibilities:

      • Develops cost estimates at varying depths for each phase of the development / construction process.
      • Accurately weighs and monitors historical cost data and current market conditions / research for each pricing phase.
      • Meets with design team / owner team / and other parties at each phase many times leading the charge in schedule, and deliverables.
      • Works with the Milhaus Construction team and leadership to engage construction staff (PM, Supt, etc..) in the process to develop increasingly accurate and risk adjusted schedules, logistics plans, and end manager involvement in the process.
      • When working with 3rd party contractors this role will review budgets, define our standards, challenge assumptions, and be a resource for the Owners Technical Rep and developer on the project.
      • Maintain accurate records and logs of cost exercises.
      • Grow and improve our internal preconstruction processes and standard operating procedures.
      • This role will work on other Milhaus Construction initiatives and regularly meet with the execution teams to capture lessons learned throughout the project delivery and ensure those lessons are integrated into new projects for continuous improvement.
      • Meet and cultivate subcontractor relationships that are like minded with Milhaus Construction’s approach.
      • Attend and represent Milhaus Construction in design and coordination meetings. Create and track issues lists and instill accountability for scope creep, and close out of outstanding issues.
      • Prepare and monitor design and construction schedules (with assistance from execution team).
      • Prepare and present various levels of data for different audiences. High level budgets vs. fully detailed estimates.
      • Lead the bid process and GMP process. Set the standard for scope of work definition, package creation, plan room process, and bid tabulation.
      • Manage the design teams, working closely with the Developers through the process.
      • Create pre-qualification standards and process for MC vendors in various markets.
      • Lead in solution minded value engineering that balances the costs, full life cycle costs, schedule, maintenance, and initial development requirements.
      • Review each phase of documents and fills gaps in scope while providing trackable feedback in a collaborative manner that sets the standards for document quality.
      • Other duties as assigned.

      Requirements

      Experience and Skill Requirements

      • Bachelor’s degree in construction related field
      • Five to ten years proven experience in multi-family and/or commercial construction operations, including project management, scheduling and estimating/budgeting.
      • Prefer three to five years of experience implementing the pre-construction or estimating of complex construction projects.
      • Experience building and developing subcontractor relationships
      • Experience with multiple delivery methods
      • Field management experience and/or constructability understanding
