      The Commercial Painting Project Manager / Estimator will be responsible for managing all aspects of painting projects, from estimation through completion. This role involves overseeing project timelines, budgets, client relationships, and ensuring the quality of work on-site. The individual will also be responsible for estimating new projects, preparing bids, and working closely with clients, subcontractors, and internal teams.

      Responsibilities:

      Project Management:

      • Project Planning & Execution:

        • Oversee all phases of the project, including initial setup, scheduling, execution, and project close-out.
        • Coordinate with clients, architects, contractors, and subcontractors to ensure project specifications are met.
        • Manage project schedules and resources to ensure projects are completed on time and within budget.
      • On-Site Supervision:

        • Conduct on-site inspections to monitor progress, quality of work, and safety compliance.
        • Manage and supervise painting crews, ensuring adherence to industry standards and best practices.
        • Resolve any issues or delays during the execution of the project.
      • Quality Control:

        • Ensure that all painting and coating applications meet or exceed the project specifications and industry standards.
        • Maintain a high level of quality assurance throughout the duration of the project.

      Estimating:

      • Project Estimation:
        • Review project plans, specifications, and site conditions to accurately estimate the cost, time, and resources required for new painting projects.
        • Prepare detailed cost estimates, including materials, labor, equipment, and overhead.
        • Provide clients with comprehensive proposals, bids, and timelines for their projects.
      • Bid Preparation:
        • Review bid specifications and drawings, attend pre-bid meetings, and perform take-offs to determine project scope.
        • Submit proposals and negotiate pricing and contracts with clients and general contractors.

      Financial Management:

      • Track project costs and performance to ensure profitability.
      • Prepare and manage project budgets and timelines, ensuring the project is completed within the allocated financial parameters.
      • Assist in invoice preparation, change orders, and project close-out documentation.

      Client Relations:

      • Maintain effective communication with clients throughout the project life cycle, ensuring their needs and expectations are met.
      • Handle client concerns or changes in scope with professionalism and timely action.
      • Develop and maintain long-term client relationships for repeat business.

      Qualifications:

      • Experience with Prevailing Wage required.
      • Experience working with California Painter's unions .
      • Commercial Painting experience required.
      • Bachelor's degree in Construction Management, Business, or related field , or equivalent work experience.
      • 2-5+ years of experience in project management and/or estimating, in the commercial painting industry.
      • Proven experience in managing multiple projects simultaneously, with a focus on delivering quality results.
      • Strong understanding of painting systems, coating types, surface preparation, and application techniques.
      • Proficiency in estimating software (e.g., PlanSwift, Bluebeam) and project management tools (e.g., MS Project, Procore).
      • Competency with Microsoft Office Suite, especially Excel and Word.
      • Familiarity working with California Painter's unions.
      • PMP, NACE, or SSPC certifications are a plus!
      • Excellent communication and leadership skills.
      • Ability to multitask and manage multiple projects simultaneously.
      • Knowledge of industry regulations and standards for commercial painting.
      • Ability to read and interpret blueprints and project specifications.
      • Valid driver's license and ability to travel to job sites as needed.
      • Ability to visit job sites, inspect work areas, and interact with field personnel.
