- Heating
- Evaluate boiler systems for efficiency, useful life, sizing and energy use. Determine if efficiency upgrades are available and if financial payback is possible if implemented. Determine criteria for upgrade implementation for future repeatability
- Evaluate high efficiency furnaces on an ongoing basis to determine financial payback
- HeatTimer
- Evaluate HeatTimer boiler control systems for energy savings on an ongoing basis
- Monitor the health of existing boiler systems and ensure system alerts are responded to and long-term issues are addressed
- Continually evaluate and recommend new system installations as appropriate
- Water
- Evaluate existing portfolio and new acquisitions for potential upgrade opportunities with a focus on showerheads, aerators and toilet replacements (on an ongoing basis)
- Develop internal guidance on property eligibility and continually/routinely update analysis
- Implement physical upgrades when criteria are met and funding is available; work with contractors, Regional Facilities Managers and property staff as necessary on contracting and installation
- Evaluate company irrigation and smart irrigation systems; investigate well installation for financial payback
- Lighting
- Stay up-to-date on new designs, products, price points and advances in the lighting industry to identify possible products for implementation
- Work with contractors to develop company retrofit philosophy
- Manage property-by-property survey process to evaluate full portfolio
- Conduct bid process and identify and award contractor partners to implement strategy
- Ensure availability of replacement parts and fixture for ongoing maintainability
- Solar
- Continually evaluate new technologies, regulations, programs and advancements to update department solar position
- Analyze, implement and complete installations as appropriate
- Rebate Programs
- Research, monitor and review any potential or existing rebate programs from governments, utilities or other sources to fund energy upgrades
- Manage submissions and reimbursements from any applicable program
- General
- Complete return analyses following any installations to ensure financial returns are met, to evaluate program success and to identify potential installation or design problems affecting financial performance
- Work with Utilities Department to understand resident bill back programs and their impact on financial returns
- Provide analysis to solicit funding as appropriate
- Develop continual resident Go Green communications for property use
- Work with Regional Facilities Managers on implementation and provide high level oversight and support
- Review utility invoicing (costs and usage) to determine irregularities. Work to discover the source of irregularities so that physical issues may be addressed
- Research competing technologies from electric vehicle charging station manufacturers to determine the optimal value of capabilities, supportability, power delivery, etc.
- Bid competing charging station solutions and determine preferred partner(s)
- Develop engineering requirements for permit applications and designate partner(s) to complete engineering services
- Work with Regional Facilities Managers and Facilities Area Vice Presidents to contract for infrastructure improvements and charger installations
- Identify and apply for any potential rebate programs to offset costs of charger installations

- Research, bid, contract and manage other major capital projects as directed
- Bachelor's degree (B.A.) from four-year College or university; or two to four years related experience and/or training; or equivalent combination of education and experience.
- Five or more years related experience and/or training; or equivalent combination of education and experience.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
- Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
- To perform this job successfully, an individual should have knowledge of Word, Excel and Yardi Property Management software.

Summary: Assist Vice President of Major Projects, Facilities in completing electric vehicle charging installations, energy efficiency initiatives and other major capital projects as directed. Complete other initiatives and projects as directed by the Vice President of Major Projects, Facilities. Position provides support to other departments for information requests as directed.
The Project Manager, Major Projects, Facilities is responsible for working with the Vice President of Major Projects, Facilities to execute property loss reconstructions, apartment upgrades, window replacements, electric vehicle charging installations, energy efficiency initiatives and other major capital projects as directed. The primary focus of the role is to work with internal and external parties to successful implement and project manage major capital improvement projects throughout Morgan Properties 350 apartment communities. This position will be responsible for executing multiple disciplines across markets in twenty plus states and will collaborate closely with suppliers, contractors, property management colleagues and corporate stakeholders.
