      This position is responsible for analyzing leases, interpreting real estate and building related issues, communicating with outside landlord and property managers (70+ landlords) to arrange for needed maintenance and repairs, reviewing and reconciling CAM charges and keeping Operations informed about issues related to their facilities.

      New Ways of Work: This position has been segmented as hybrid meaning the work is a combination of 3 days onsite in West Linn, OR or Rosemont, IL (Tuesday, Wednesday, Thursday) and 2 days remotely (Monday, and Friday) as defined by the role segmentation.

      ESSENTIAL DUTIES AND RESPONSIBILITIES

      Specific duties include, but are not limited to:

      • Research, prepare, update and distribute required monthly reports for Accounting, Real Estate and Operations
      • Prepare and edit lease analyses of premises leased from outside landlords
      • Maintain the CoStar lease abstract database; lease administration
      • Review and reconcile CAM billings, compare to lease responsibilities for accuracy
      • Calculate and review rent increases based upon the latest Cost of Living Index figures or fixed percentage increases
      • Set up and maintain property files
      • Facilitate landlord requests such as Insurance Certificates, Estoppels, SNDA’s and tracking dates affiliated with said requests
      • Secure Landlord consent for events and/or construction projects
      • Occasional special projects or other duties related to the portfolio of properties
      • Coordinate between Accounting, Tax, Risk Management, Legal and Facilities on various requests
      • Update and provide reporting generated by dashboard technology to review metrics with stakeholders.
      • Other duties as assigned by Manager


      QUALIFICATIONS

      Education/Training:
      • Bachelors’ Degree required from a four-year college or university, with 5 years of property management work experience or related real estate experience required; lease administration or knowledge of real estate law preferred.

      Related Experience/Requirements:
      • RPA or CPM is a plus.
      • Ability to read and interpret lease documents.

      Knowledge/Skills/Abilities:
      • Proficiency in Excel, maintaining data bases and MS-Word
      • Strong Communication Skills
      • Ability to meet deadlines
      • High attention to detail
      • Responsive to all stakeholders in a timely fashion

      Compensation depends on relevant experience and/or education, specific skills, function, geographic location, and other factors as applicable by law (for example: state minimum wage thresholds). The expected base rate for this role is between

      $75,000 - $120,000
