- Safeguard AutoZone's Assets: Ensure that AutoZone's properties remain operational and free from any closures or undue burdens that could negatively impact sales or the brand.
- Timely Rent Payments: Oversee the accurate and timely payment of monthly rent, ensuring that payments reflect updates from new or amended leases, rent abatements, and changes in landlord ownership or address.
- Landlord Reimbursements: Support the audit and pursuit of landlord reimbursements by participating in negotiations and conflict resolution to secure favorable outcomes.
- Maximize Property Returns: Manage the disposition of excess properties to ensure AutoZone receives the highest possible returns.
- Accounts Receivable Management: Oversee accounts receivable leases, including identifying sub-tenants, negotiating and executing sub-lease contracts, and collecting rents owed.
- Team Development: Lead and develop the Property Management team to ensure business continuity and support AutoZone's growth initiatives while protecting the company's assets.
- Process Improvements: Develop and implement process improvements to enhance the Property Management team's ability to support AutoZone's growing portfolio of assets.
- Legal Research and Documentation: Conduct research and provide legal affidavits as needed regarding the history and practices of AutoZone properties.
- Cross-Functional Collaboration: Work collaboratively with other departments to research and advise on property-related matters, including contract review, lease interpretation, and record retention.
- Educational Background & Experience: A Bachelor's degree in Business Administration, Finance, Real Estate, or Contract Law, providing a strong foundation for the role. In addition to over 7 years of experience in business or property management, with a proven track record in real estate negotiations.
- Technical Skills: Proficiency in computer skills, including the use of spreadsheets, databases, and word processing software, to efficiently manage property-related tasks.
- Organizational Skills: Highly organized with a keen attention to detail, ensuring all aspects of property management are handled meticulously.
- Customer Service: A demonstrated history of delivering quality customer service, coupled with excellent communication and problem-solving skills to effectively address and resolve issues.
- Team Collaboration: A team player who thrives in a collaborative environment, working seamlessly across various functional areas to achieve common goals.
- Commercial Property Knowledge: Familiarity with state and county commercial property requirements, including title insurance, to ensure compliance and smooth property transactions.
- Real Estate Expertise: Experience in real estate, particularly in lease interpretation and negotiation, to effectively manage and optimize property agreements.

More About The Team
The Property Management team provides critical support for the Store Development functional area of AutoZone. We work cross-functionally to manage AutoZone’s 6,700+ properties, primarily located in the Domestic U.S. and Puerto Rico. Responsibilities include: negotiating agreements and resolutions, coordinating the sale of excess properties, and managing our numerous leased properties. Our team is committed to supporting AutoZone’s continued growth while maintaining our current portfolio of properties. We do so by leveraging our team’s varied abilities and experiences and ensuring that each team member is put in a position to be successful now and into the future.
The Role at a Glance
The Manager of Property Management oversees the Property Management group, working closely with Store Development to prevent lease violations and ensure no AutoZone property is lost. This role involves ensuring timely rent payments, pursuing landlord reimbursements, and resolving property-related matters such as lease interpretation and conflict resolution. Additionally, the manager is responsible for developing the Property Management group to maintain operational continuity and support AutoZone's growth initiatives.
