Hybrid work schedule offered - one week in office, one remote - alternating thereafter. (subject to change at discretion of management) Employee will be required to report to Raleigh Operations building at 801 Hillsborough Street when in office.
PURPOSE:
Assist with the daily operations associated with the overseeing of SECU*RE’s portfolio of investment properties. Individual will be assigned a specific geographic region of North Carolina and will be responsible for overseeing all administrative tasks associated with SECU*RE investment properties located in that specific region.
DIMENSIONS:
Individual will interact daily with tenants, SECU branch employees, and SECU*RE operations staff. Individual must be able to effectively communicate with internal and external contacts, including senior management. Individual must also exhibit good time management and organizational skills. Must be able to work independently and as a member of a team. Previous property management experience a plus.
DUTIES:
Monitoring all SECU*RE investment properties within assigned region to ensure properties are progressing in a timely manner through various stages of the investment property’s life cycle (initial evaluation, construction, rent and/or sale).
Assist with the creation of marketing flyers, preparing of leases, and handle questions from tenants/SECU branch employees regarding SECU*RE’s rental policies and procedures.
Address questions from tenants/SECU branch employees regarding SECU*RE’s rental policies and procedures.
Responsible for coordinating and distributing semi-annual inspection reports and following up to ensure all required maintenance is completed – including any tenant-initiated repair requests.
Evaluating properties prior to lease expiration and communicating options to tenants.
Assist with collection of delinquent rent
Responsible for tracking and following up on tenant move-ins and move-outs and verifying all required documentation has been received or disseminated.
Other duties and responsibilities as assigned.
REQUIREMENTS:Prefer individual to be familiar with SECU*RE’s mission and general policies.
Willingness to pursue and complete Real Estate license and GRI designation
Prefer four-year degree in related field, or an Associated Degree or equivalent from a two-year college or technical school with a minimum of 5 years related experience and/or training; or equivalent combination of education and experience.
Must be able to communicate well with others in establishing confidence, respect and learning abilities.
Must be willing to learn new things and be open to new ideas.
Must be able to speak English fluently.
Must be able to cooperate and collaborate with co-workers.
Must be cordial in all interactions with tenants and co-workers.
Must adhere to the work schedule and attendance policy established by manager.JOB ENVIRONMENT:
Office setting with physical proximity to other employees. Some background noise from other employees, copy machine, and telephone.PHYSICAL DEMANDS:
Must be able to comprehend and carry out verbal and written instructions.
Job requires a substantial amount of sitting.
Use hands and fingers to press keys on a computer keyboard to enter or retrieve information.
Use hands and fingers to press telephone key pad and lift telephone receiver.
Must be able to comprehend phone calls.
Must be able to lift 5 pounds.
