      Job Summary:

      The Property Manager of the POA will manage the Property Owner’s Association on behalf of the Board of Directors of the POA and Cousins Properties as Declarant. This role is responsible for overseeing the fiscal management, administration, and operations of the Association, providing unparalleled service and management of all POA aspects for residential, retail, and commercial members.

      Description of Responsibilities:

      Manage all fiscal aspects of the Domain Property Owner's Association, to include:

      • Annual budget creation.
      • Dues estimates.
      • Annual reconciliation.
      • Monthly financial reporting, including budget comparison and reforecasting.
      • Final approval of invoices.
      • Assist with accruals and reclasses.
      • Tracking and collection of accounts receivable.

      Oversee all administrative functions of the POA:

      • Directly manage Assistant Property Manager of the POA position.
      • Directly manage Chief Engineer of the POA position.
      • Maintain elevated aesthetic requirements of POA grounds.
      • Maintain elevated customer service expectations for POA members.
      • Participate as an Officer of the POA Board of Directors.
      • Conduct annual member meeting and quarterly member communications.
      • Create social media accounts/website for POA members to communicate POA business, post procedures for DDRB, etc.
      • Confirm all vendor contracts are in place.
      • RFP vendor services as required.
      • Track acreage and member voting calculations.
      • Assist with Special Event coordination.

      Coordinate legal aspects of the POA (inconjunct ion with POA attorneys):

      • Review and understand all POA governing documents (CC&Rs, Bylaws, maps, design guidelines, etc.).
      • Recommend updates to governing documents where needed.
      • Track and request easements as required.
      • Monitor and address trademark defense legal warning documentation.
      • Direct review/approval process of submissions to the Domain Design Review Board.
      • Work with POA attorneys to address any PR issues that may arise.
      • Update TCAD parcels as necessary.
      • Act as main point of contact for ownership transitions.
      • Initiate tax return and franchise tax documents on behalf of the POA incorporation

      Manage team in all aspects of operations of the POA:

      • Conduct weekly property walks with team to ensure grounds are kept in excellent condition.
      • Manage duct bank requests and maintain mapping of banks.
      • Prioritize and coordinate Capital Reserve projects.
      • Plan and execute maintenance projects: road repairs and striping, sidewalk repairs, landscape upgrades, electrical repairs/upgrades, pressure washing, graffiti removal, etc.
      • Organize traffic management plan for Domain POA areas: consider additions of crosswalks/stop signs in necessary areas and work with customers/movability experts to successfully effect traffic management program to ease congestion.
      • Cultivate relationships with Austin Police, Austin Fire Department, TXDOT, and other relevant city/county leadership to effectively leverage POA interests.

      Required Knowledge, Skills and Abilities:

      • A minimum of 5 years overseeing property management of a Class A multi-tenant office building; tenant build out/construction administration and management experience preferred
      • Bachelor's degree is required
      • Intermediate to advanced user in Microsoft Office suite (including Word, Excel, PowerPoint and Outlook) is required
      • Must be responsive with an acute sense of urgency to meet the needs of others and able to respond to the property for problematic and/or emergency conditions
      • Must be detail-oriented and well organized and have the ability to manage time and multiple projects efficiently and achieve the required results; must be able to define problems, collect data, establish facts, and draw valid conclusion
      • Must possess strong interpersonal, verbal and written skills and an ability to work and communicate effectively with all levels of operations
      • Must demonstrate ability to analyze monthly and quarterly financial reporting, cost-benefit analysis, budget forecasting, and prepare monthly packages and annual operating budgets in excess of $7 million
      • Professional designation from either BOMA or IREM is preferred
      • Valid driver's license is required
