Description
SPM Residential Services (An Associa company) is currently looking for an experienced Property Manager to join our team in Wilmington, NC. The Property Manager will oversee the management and operations of a diverse portfolio of properties (180-200+ units). This role involves implementing strategic initiatives, optimizing property performance, and ensuring Owner and tenant satisfaction across the entire portfolio. The Property Manager maintains strong relationships with owners to uphold the highest standards of property management and resident experience. The Property Manager will play a pivotal role in ensuring the success and profitability of the portfolio through effective management, strategic planning, and exceptional leadership, maintaining high standards of property operations and resident satisfaction. This role qualifies for a monthly variable compensation package in addition to your base salary and includes a cell phone reimbursement up to $50 per month and mileage reimbursement. How will you make an impact?
The Property Manager helps the company grow by:
• Overseeing daily operations of assigned properties to optimize resident satisfaction.
• Implementing effective marketing and leasing strategies for maximum occupancy and rental income.
• Supervising maintenance and repair activities to ensure well-maintained properties.
• Conducting regular property inspections to identify and address maintenance needs, including move in and move out inspections.
• Collaborating with vendors for quality services and cost-effectiveness.
• Ensuring compliance with all local, state, and federal laws and regulations.
• Support company growth and company initiatives.
Qualifications
• In-depth knowledge of property management principles, practices, and regulations.
• Effective communication and interpersonal skills.
• Proficiency in property management software (Appfolio is a plus) and Microsoft Office Suite.
• Strong problem-solving abilities and attention to detail.
• Tracking and reporting weekly and monthly KPIs for your portfolio
• Capable of working both independently and collaboratively within a team.
• Exceptional customer service skills.
• Flexibility to work weekends and evenings as needed.
• Minimum 3 years of property management experience.
• North Carolina real estate broker license is required.Notice
