      This position with Codes Administration inspects commercial property and dwellings to determine if conditions comply with regulatory codes and ordinances; recommends rehabilitation or demolition of structures as needed and enforces the Metropolitan Zoning and Property Standards Code. Conducts inspections in response to requests for service and assists the public with obtaining information pertaining to city codes and ordinances. Performs related duties as required.

      During the 2023 fiscal year, Codes issued and tracked $5.8 billion in building permits, more than any previous year. The department concerns itself with the safety of the public as occupants in homes and buildings throughout the county, and also promotes beautiful neighborhoods through the enforcement of local codes and zoning regulations. Codes is an exciting place to work during this period of growth and construction.

      • Prepare, conduct, and follow-up on inspections of dwellings of existing residential and commercial structures regarding the Property Standards Code and the Zoning Code.
      • Make on-site inspections of dwellings and the surrounding premises to ensure all dwelling units meet the minimum requirements for habitability as per the Property Maintenance Code.
      • Make field inspections on sign and fence locations to ensure they meet the required set-back and size requirements.
      • Make field inspections of permanent food truck locations to ensure they meet the required set-back and parking requirements.
      • Inspect billboard locations before permits are issued.
      • Follow up with re-inspections to verify compliance with regulations.
      • Take photographic evidence and document each deficiency in detail.
      • Take corrective action against code violators by issuing civil warrants or citations for failure to comply with the codes.
      • Perform field inspections on sign and fence locations to ensure they meet the required set-backs and sizes.
      • Make recommendations for rehabilitations/demolition of structures.
      • Inspect residential dwelling units to ensure occupancy levels are following regulations.
      • Make court appearance to prosecute code violators.
      • Order the abatement of inoperable, unlicensed or improperly parked vehicles stored on property and commercial property and the removal of abandoned vehicles from the pubic right-of-way.
      • Take corrective action against code violators.
      • Prepare daily field inspections and reports and using a computer to retrieve information.
      High School Diploma and five (5) years of construction work, construction inspection, or related experience.


      *Additional education may be considered for some experience.


      License Required:
      Valid Driver License


      Candidates with accreditations earned in a foreign institute are encouraged to apply.

      * The following certifications, certified by the International Code Council (ICC) shall be obtained within 2 years of hire:

      • Certified Property Maintenance and Housing Inspector (ICC)
      • Certified Zoning Inspector (ICC)
      • Certified Residential Building Inspector (ICC)
      *Failure to meet the certification requirements within the 2 year period shall result in disciplinary action.

      Note: Per Metro Ordinance No. SO94-1078. All employees of the Metropolitan Government shall be residents of the State of Tennessee or become residents of the state within six (6) months of employment as a prerequisite to employment with the Metropolitan Government.
      • Thorough knowledge of International Code Council (ICC) and related regulatory codes
      • Basic knowledge of the CABO One and Two Family Dwelling Code
      • Knowledge of Metro housing codes and the minimum requirements for housing and premises standards within Nashville/Davidson County
