Job Description
Pay: $125,000 - $145,000
Work Schedule: M-F some weekends, evenings. Hybrid
This full-time position is eligible for Medical, Dental, Vision, Short Term Disability, Life/Accidental Death and Dismemberment, Flexible Spending Accounts, Long Term Disability, and several voluntary supplemental benefit offerings. In addition, these positions are eligible for paid time off in the form of vacation, sick, holiday, floating holiday, jury duty and bereavement leave. JOB SUMMARY:
Responsible for leading efforts around scouting and developing successful new locations through site selection, lease negotiation, market analysis and effective management of internal and external relationships and teams for Goodwill of Colorado. Works in conjunction with key stakeholders to execute the Real Estate Strategic Plan.
QUALIFICATIONS:
• Baccalaureate Degree in Business, Finance or a similar field is required. Master's degree preferred.
• Minimum of 5-10 years’ experience in commercial real estate.
• Colorado Real Estate or Broker license preferred.
• General retail and warehousing experience is a must; big-box retail development experience is preferred.
• General commercial construction knowledge is required.
• Minimum of 5 years experience with lease and contract negotiations, redlining,
• Experience with real estate entitlements, permitting processes, and due diligence.
• Minimum 5 years performing complex financial analysis of real estate, including present value, optimal capital structure, break-even analysis, lease vs. purchase, and various ad hoc proforma financial analyses.
• Minimum 5 years experience working with architects, engineers, and general contractors on new construction and renovation of existing properties.
• Familiar with GIS system functionality including geofencing and site selection analysis
• Experience with Placer.ai preferred
• Experience working with executive leadership and board members
• The incumbent will be required and must have the ability to drive for company business*.
*Per auto vehicle insurance carrier requirements: For applicants/employees to qualify for inclusion on the Goodwill driver insurance schedule, for purpose of driving Goodwill fleet vehicles, they must be at least:
• 19 years of age (not engaged in passenger transportation),
• 25 – 70 years of age for all passenger transportation services,
• 21 years of age for CDL.

ESSENTIAL FUNCTIONS:
GENERAL
• Meets or exceeds the Company’s goals for execution of our real estate strategic plan.
• Oversees negotiation of new leases, property acquisitions, and other real estate transactions Includes expansions of existing stores and lease renewals with landlords. Ensures key dates and status is tracked in company-provided software.
• Perform feasibility analysis of potential projects and partner with key stakeholders including finance, retail and senior management.
• Collects and analyzes due diligence materials and reports for potential acquisitions.
• Leads scouting of new locations to purchase/lease for various business lines.
• Leads scouting of redevelopment and new development opportunities for Goodwill locations and other tenants.
• Works with key team members including financial analysts to analyze ROI and develop proformas for property purchases and sale/leaseback opportunities.
• Works directly with property owners, sellers, landlords, municipal representatives, and other real estate professionals involved with the development of new and existing locations.
• Leads efforts with the company’s legal representatives in order to negotiate leases and contracts in the company’s favor successfully. Successful outcomes may include negotiating with property owners, landlords, brokers, and other involved parties to secure the best terms for company acquisitions.
• Works closely with various city/county departments as appropriate. Oversees efforts related to rezoning and special use permits.
• Acts as point of contact and liaison between Goodwill and external Real Estate brokers in other markets.
• In conjunction with senior leadership, manages and selects architects, and approves blueprints, site plans, and space plans. in conjunction with key internal and external stakeholders.
• Works with key internal stakeholders to identify successful locations and analysis of key indicators.
• Supervises Geographic Information System (GIS) and Data Analysis Specialist
• Create presentations to leadership and board regarding real estate proposals and strategic plans.
• Determine allocations of responsibility of leased properties including CAM charges and legal liability.
• Work with FP&A on reconciling real estate related expenses and verify invoices as needed.
• Create annual budgets for real estate department.
