      Essential Function 1

      35% Makes major and minor repairs to refrigeration and air conditioning equipment along with associated building management controls system/equipment in accordance with operations and maintenance manuals, blueprints, or engineering specifications as a member of the Chicago Maintenance Team.

      • Installs refrigeration and air conditioning parts and equipment, such as condensers, chillers, air handlers, variable air volume devices, heat pumps, exhaust fans, natural gas and propane fired furnaces and boilers, walk-in coolers/freezers, etc.
      • Travels to various locations throughout the Chicago area to perform repairs as directed.

      Essential Function 2

      30% Inspects and performs reoccurring maintenance on all equipment in accordance with manufacturer’s recommendations and the preventative maintenance schedule.

      • Lubricates, cleans equipment, and changes filters as needed.
      • Responds to emergency calls in timely manner.
      • Completes expedient repairs to minimize damage to government property.

      Essential Function 3

      10% Prepares and submits requisitions for supplies, equipment, and tools necessary in the daily operation of all mechanical equipment.

      • Maintains proofs of purchase, receipts, manuals, schedules of maintenance and service files associated with daily operational requirements.

      Essential Function 4

      10% Completes work orders accurately and in a timely fashion, including all paperwork and/or associated data entry requirements pertinent to repair, maintenance, and daily operations.

      • Assists in the review of drawings, maps, manuals, and warranties on all new and existing refrigeration and air conditioning equipment.
      • Prepares written and oral reports pertaining to the condition of facilities operational equipment to the Facilities Management Branch Chief.

      Essential Function 5

      10% Assists, instructs, and monitors skilled and unskilled maintenance workers to as it pertains to the repair of refrigeration and air conditioning systems.

      Essential Function 6

      5% Performs additional duties are required or assigned, which are reasonably associated within the scope of the duties enumerated above.

      Minimum Qualifications

      1. Requires knowledge, skill, and mental development equivalent to completion of 4 years of high school.

      2. Requires an associate degree or the successful completion of an approved training program in refrigeration and air conditioning (CFC/HCFC certification).

      Preferred Qualifications

      1. Prefers common understanding and basic experience using elementary computer software.
      2. Prefers elementary knowledge of one or more of the building and mechanical trades.
      3. Prefers the ability to instruct and direct unskilled workers.
      4. Prefers working knowledge of maintenance tools, equipment, materials, and standards of the trade.
      5. Prefers the ability to follow oral and written instructions including blueprints and other diagrams.

      Employment Conditions

      1. Requires the ability to pass a DoD background investigation and obtain a DoD Common Access Card (CAC) prior to hire or transfer.
      2. Requires possession of an appropriate valid driver’s license pertaining to equipment operated.
      3. Requires statewide travel as part of a Maintenance Team within the normal workday hours.
      4. Requires the ability to lift and carry 80 pounds, i.e., heavy boxes, supplies and equipment.
      5. Ability to move heavy furniture and equipment; requires being on feet and/or stopping for long periods of time; ability to climb stairs and ladders.
      6. Requires the ability to withstand extreme temperature changes.
