      Title: Regional Building Monitor - Oregon Department: Property Management

      FLSA Status: Non-exempt Reports to: Community Manager

      Flex Status: On-site Effective: March 2020

      Salary Range: $15.00 - $19.08

      Position Summary

      REACH owned and managed properties are staffed with Building Monitor(s) who provide after-hour building support when management is not on duty. The Regional Building Monitor(s) cover multiple buildings within a geographic vicinity. Responsibilities include enhancing and maintaining the cleanliness of all interior and exterior areas of the property, security of building and building emergencies.

      Essential Functions/Major Responsibilities

      • Completes Building rounds at least once nightly to ensure building security.
      • Carries cell phone and responds to after-hours calls per established On-Call procedures.
      • Monitors the security and integrity of building and grounds.
      • Ensures that doors and windows are locked to secure the building at night (where common halls and entries exist).
      • In the absence of the Community Manager, responds to emergency situations such as medical, police, fire emergencies, and takes appropriate action including contact emergency services (911), evacuating building, etc. if needed.
      • Responds to lockouts, emergency maintenance situations (snow and ice removal); wellness checks, chirping smoke alarms and carbon monoxide checks, safety issues, plumbing clogs.
      • Monitors trash rooms: swap dumpsters, manage recycling, bring recycling carts to trash rooms.
      • Cleaning of building; spills, bathrooms, community rooms. remove litter, debris, pet droppings from the grounds.
      • Following areas need to always be neat and free of litter: community rooms, laundry rooms, mail rooms, dumpster areas, recreation areas, grounds adjacent to the road, in front of entrance, walkways to and from and in-between buildings.
      • Attends quarterly Building Monitor and other staff trainings as required.
      • Meets with supervisor weekly.
      • Maintain a clean work area.
      • Ability to practice cultural humility when interacting with co-workers and clients of diverse ethnic, religious, political, and cultural backgrounds and sexual or gender identities, treating everyone with respect and dignity.
      • Performs other related duties as assigned.

      Knowledge, Skills and Abilities

      • Ability to read and speak English.
      • Basic writing skills.
      • Ability to write reports.
      • Capable of communicating via computer and smart phone.
      • Good organizational skills: prioritize duties, keep orderly supplies when applicable.
      • Ability to communicate effectively with all types of people, remain calm during pressure situations and act and/or make decisions.
      • Ability to deal with angry or distraught people.

      Scope and Accountability

      • Operates from established and well-known procedures.
      • Decisions are made within established organization guidelines.
      • Position involves a low degree of complexity in dealing with recurring work situations with occasional variations from the norm.

      Supervisory Responsibility

      • Job is not supervisory in nature.

      Education and/or Experience:

      • High school education preferred.
      • Previous related experience helpful, but not required.

Vision abilities required by this job include ability to effectively see within a residential building work environment.

      • May require the need for frequent shifting of priorities and deadlines
      • Requires night and weekend work hours
      • Regular attendance is required in accordance with a regular schedule established for the position by the supervisor
      • May be exposed to angry, distraught and/or potentially violent people
      • Must have transportation to buildings
      • Must have a valid driver’s license and valid liability insurance
