      GreenTree Property Management (GTPM), a Veritas Investments company, is seeking experienced Regional Property Manager to join our team.


      JOB SUMMARY

      The Regional Property Manager (RPM) is responsible for overseeing day-to-day operations for a dedicated portfolio of 44 multifamily properties totaling 956 units in Los Angeles County. This role requires strategic leadership in executing GTPM’s operational, staffing, compliance, and financial goals while maintaining alignment with Veritas Investments Los Angeles (VILA). The RPM will lead a team of building managers, maintenance personnel, and junior property management staff to ensure smooth property operations and optimal resident satisfaction.

      Portfolio Oversight & Performance

      Execute business objectives in collaboration with Asset Management and Ownership.

      Drive operational efficiency and performance across assigned properties.

      Monitor rent collections, delinquencies, and service delivery.

      Approve invoices, validate billing, and ensure proper documentation of vendor and staff labor charges.

      Transition & Onboarding

      Oversee operational takeover from third-party managers during phased transition.

      Ensure full staffing readiness and system access prior to transition dates.

      Coordinate onboarding of properties, resident communication, vendor integration, and compliance checks.


      Staffing & Leadership

      Train, supervise and help recruit local site teams, including:

      o 1 Junior Property Manager

      o 3–5 Building Managers

      o 4+ Maintenance Technicians

      · Lead regular check-ins, performance reviews, and training initiatives.

      · Provide coaching and support to Resident Managers and Keyholders.

      Technology & Compliance

      Utilize and manage Yardi, Salesforce, EliseAI, Office 365, and other operational platforms.

      Ensure full regulatory compliance with rent control laws across Los Angeles, Santa Monica, West Hollywood, and Beverly Hills.

      Coordinate legal responses and represent ownership in rent board hearings and resident-related legal matters.

      Capital Projects & Maintenance Oversight

      Direct maintenance operations and project manage minor CapEx initiatives.

      Monitor unit turns and vendor performance; ensure timely make-readies and accurate turnover documentation.

      Maintain vendor compliance through Vendor Shield and enforce Service Level Agreements.

      Reporting & Communication

      Deliver regular performance reporting to Asset Management.

      Participate in post-transition reviews and ongoing portfolio meetings

      Ensure timely and effective resident and vendor communication.

      SKILLS AND ABILITIES

      Strong leadership and team-building capabilities across diverse property and maintenance teams.

      High proficiency in Yardi, Salesforce, Office 365, and related platforms.

      Understanding of Southern California rent control and tenant protection laws.

      Exceptional organizational, negotiation, and project management skills.

      Proven ability to drive compliance, improve performance, and maximize NOI.

      QUALIFICATIONS

      Bachelor’s degree preferred.

      Valid California Driver’s License.

      CCRM (California Certified Resident Manager) Certification required or must be obtained within 6 months.

      Minimum 3–5 years of experience in regional property management with oversight of scattered-site urban multifamily properties.

      Experience managing staffing transitions from third-party operators preferred.

      WORKING CONDITIONS

      Must be based in Los Angeles County with regular travel to all properties.

      Requires ability to conduct frequent site inspections and occasional evening/weekend work during transition periods or emergencies.
