Supportive housing - affordable housing paired with services designed to help people maintain their homes for the long-term - is widely recognized as a proven and cost-effective solution to chronic homelessness.

      But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.

      The Rent Administrator will be responsible for overseeing the rent collection process. They will be responsible for responding to tenant questions and concerns about rent. T he Rent Administrator also works closely with tenants and social services to ensure that rent is paid in full each month. Additionally, this position will work closely with the Finance department to maintain accurate and timely rent records for tenants and to develop effective strategies for addressing and solving tenant rent issues. They will work with tenants to address all subsidy and compliance issues; and will work closely in consultation with the Assistant Director of Programs. The Rent Administrator is the primary point of contact for all tenant rent concerns.

      This position has a 35-hour work week.

      ESSENTIAL DUTIES:

      • Complete, review, and track all subsidy statements, subsidy payments and recertification applications. Review and submit tenant rent changes, including those changes that affect rent subsidies.
      • Liaison with Section 8 (HPD), NYCHA, HRA (Shelter + Care) and SCRIE/DRIE to ensure applicant compliance and request contract rent increases.
      • Assist with yearly Annual Building Recertification.
      • Generate lease renewals in accordance with federal and city regulations.
      • Collaborate with onsite social services provider (CUCS).
      • Assists in processing rent payments, scan checks, and post batches in accordance with Breaking Ground best practices and rent administration policies.
      • Assist staff in the tenant move-out process by preparing surrender agreements, scheduling the move-out in resident management software, and communicating any change in surrender date.
      • Meet with tenants to answer rent related and subsidy issues and provide residency letters for individuals, when applicable.
      • Participate in periodic meetings with social services staff to discuss current tenant issues such as rent arrears situations, coordinate payment plans, Section 8 recertification and maintain a clear and comprehensive list of due dates for all tenants in payment plans and court stipulations.
      • Other duties as assigned

      MINIMUM QUALIFICATIONS:

      • Bachelor’s or equivalent experience
      • Experience working with special needs individuals; Familiarity with rent, accounting, or banking preferred
      • Superior organization, analytical, and interpersonal skills; Ability to work with diverse populations; Ability to work independently and as part of a team; Ability to handle multiple high priority tasks simultaneously
      • Trained in Low Income Housing Tax Credit (LIHTC) preferred
      • Current and active New York Notary preferred
      • Ability to communicate in Spanish preferred
      • Proficiency with Microsoft Office suite; Ability to create and maintain spreadsheets, and utilize databases
