- Manages all real estate needs for assigned business operations teams. (acquisitions, greenfields, relocations, extensions, and subleases)
- Coordinates with project team members, both internal and third party, to select, qualify, approve, and negotiate real property deals.
- Negotiates and executes lease transactions with landlords and tenants.
- Provides financial guidance on existing and prospective real estate transactions.
- Manages a portfolio of properties, to support business objectives, including third party conflict resolution, and planning for upcoming critical dates.
- Handles administrative responsibilities associated with transactions, projects, and facility maintenance.
- Serves as subject matter expert and responds to all accounting and field inquiries regarding facility-related payments, lease obligations and ensures execution is consistent with executed documents.
- Typically requires BS/BA in a related discipline.
- Generally, 7+ years of experience in a related field. May require certification.
- Advanced degree may offset less experience in some disciplines.
- Solutions require analysis and investigation.
- Achieves planned results by decisions and actions based on professional methods, business principles, and practical experience.
- Located in a comfortable indoor work environment
- No travel required
- Most of the time is spent sitting in a comfortable position and there is frequent opportunity to move about. On rare occasions there may be a need to move or lift light articles.
- Commercial development or real estate brokerage experience.
- Commercial real estate transaction management and portfolio administration experience.
- Real estate financial analysis, capital and operating budget development experience.
- Prior industrial property and lease negotiation experience and related management responsibilities.
- Familiarity with commercial lease language, and contracts for sale and purchase, with a strong emphasis on negotiation skills.
- Thorough understanding of accounting principles preferred.
