Follows established rent collection procedures and works toward meeting collection benchmarks.

Maintains occupancy levels at or above budgeted goals whenever possible.

Strives to achieve allowable rents under applicable regulatory programs.

Adheres to approved property budgets and monitors progress toward financial targets.

Reviews and manages property expenses regularly to remain within budgeted guidelines.
- Implements and maintains environmentally responsible guidelines as outlined by ownership.
- Ensures the day-to-day management of site-level staff positions in accordance with expectations of ownership and/or Operational Excellence.
- Other duties as assigned.
- High school diploma.
- Minimum of three (3) years in housing and/or property management.
- Minimum of five (5) years as a manager of multi-family housing.
- Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and tenant laws.
- Experience generating property budgets and managing affordable housing developments, including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
- Professional certification in property or affordable housing management.
- Exposure to/familiarity with community organizing, services, and programs.
- Comprehend and communicate in the English language both orally and in writing.
- Legally operate a motor vehicle (valid driver's license).
- Proficient with Microsoft Office.

We are looking for a Senior Property Manager (SPM) to provide great customer service to our residents, direction for the onsite staff and partner with our community advocates to create a thriving, safe and vibrant location to call "home".
This SPM will manage Francis Heights Apartments, a 383-unit affordable housing community in the Sloan's Lake neighborhood for low-income senior citizens.
