      The Affordable Housing Property Manager is responsible for the overall management, operations, and compliance of an affordable housing property or portfolio. This includes ensuring adherence to federal, state, and local affordable housing regulations (such as HUD, LIHTC, and other program requirements), maintaining high occupancy levels, ensuring tenant satisfaction, managing on-site staff, and preserving the physical and financial integrity of the property.


      Key Responsibilities:

      • Oversee day-to-day property operations, including leasing, rent collection, maintenance, and resident relations.
      • Ensure full compliance with all affordable housing program requirements, including LIHTC, HUD, HOME, and Section 8.
      • Maintain accurate resident files and program documentation to ensure timely reporting and audit readiness.
      • Manage on-site staff, including hiring, training, supervising, and evaluating team members.
      • Coordinate with compliance staff or consultants to ensure adherence to income certifications, re-certifications, and other regulatory processes.
      • Monitor budget performance, prepare financial reports, and control expenses to meet financial goals.
      • Conduct regular property inspections to ensure safety, cleanliness, and compliance with quality standards.
      • Resolve resident complaints, enforce community rules, and initiate legal proceedings as necessary for lease violations or nonpayment.
      • Collaborate with external agencies, vendors, and community stakeholders to support resident services and property sustainability.
      • Participate in emergency preparedness and response planning for the site.


      Qualifications:

      • Education: High school diploma or equivalent required; bachelor's degree in business, real estate, or related field preferred.
      • Experience: Minimum 3–5 years of property management experience, with at least 2 years in affordable housing (LIHTC, HUD, Section 8).
      • Certifications: COS, TCS, CPO, or other industry certifications preferred.
      • Skills:
      • Strong knowledge of federal and state affordable housing programs and compliance.
      • Excellent organizational, communication, and leadership skills.
      • Proficiency with property management software (e.g., Yardi, RealPage).
      • Ability to interpret regulations and respond to audits and inspections.
