- Drive traffic and maintain team closing ratio to support 95% or above occupancy.
- Manage occupancy, rate, loss to lease and concessions to ensure monthly and annual revenue targets are achieved.
- Maintain collections at or above 98% of monthly charges billed.u00A0 Support Assistant Manager or Collections Specialist in collections efforts.
- Work with Maintenance Supervisor to ensure vacated units are made ready in a timely manner.
- Ensure lease files and ledgers are accurate and appropriately maintained.
- Pursue delinquent rents and evictions and provide required information to collection company.
- Conduct file audits and reviews as assigned.
- Inspect vacant units to ensure they meet quality standards.
- Create and maintain resident renewal communication timeline.u00A0 Strive to retail a minimum of 50% resident at lease expiration.
- Supervise all landscaping, lawn care and snowplowing activities.
- Ensure compliance with office setup and organization.
- Routinely analyze and evaluate property needs.
- Establish, manage, and monitor daily, weekly, and monthly goals for all team members related to leasing, retention & collections.
- Work with Maintenance Supervisor to ensure service requests are completed in a timely manner.
- Work with team members ensure they have the tools to reach their goals. Provide feedback, motivation & on-boarding & training as applicable.
- Support leasing by assisting leasing team members with sales closing support.
- Maintain a clean and safe work environment for employees and clean and safe living environment for residents.
- Conduct daily, weekly, and monthly meetings with team members.
- Prioritize prompt & effective communication with supervisors, team members, residents, and vendors.
- Manage HR functions related to timecards, performance reviews and team scheduling.
- Interview and support new employee recruiting when applicable.
- Follow KPG policies & procedures.
- Other duties as assigned.
- Create, cultivate, and maintain relationships with local businesses and corporate partners.
- Develop event calendar, host resident events, and prioritize good customer service with prospects, residents, co-workers, and vendors.
- Maintain favorable on-line review scores.
- Review property websites routinely to ensure photos, copy, office hours and call to action messages are appealing, current and correct.
- Foster and maintain strong curb appeal at the site and throughout the grounds and common areas.
- Prioritize active prospect lead generation and punctual and consistent prospect follow-up.
- Complete and review a sub-market comp study weekly.
- Bacheloru2019s degree preferred.
- 5 years of property management experience
- Must be able to demonstrate ability to successfully lead a team.
- CAM , ARM or similar recommended.
- Math Skills u2013 Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals.u00A0 Ability to compare rate, ratio and percentages and interpret basic graphs.
- Computer Skills u2013 Intermediate experience with MS Office.u00A0 Advanced experience with property management software.u00A0 Yardi experience preferred.
- Must be flexible with schedule.
- Annually attend fair housing, and property management classes.
- Ongoing professional development.
- Rarely must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
- Occasionally must sit and reach with hands/arms and be exposed to outdoor weather conditions.
- Regularly must use hands to finger/handle/feel, talk and hear.
- Close and distance vision is required.
- Normally works in an environment with moderate noise.

**About the Role:**
As the Senior Property Manager, you'll be the driving force behind the success of The Vue Luxury Apartments. You'll be responsible and accountable for achieving company objectives by managing day-to-day operations. You'll need ambition, drive, resilience, and commitment to excel in this role.
**Key Responsibilities:**
- **Asset Management & Performance:**
- Maintain occupancy rates at 95% or above and collections at 98% or higher.
- Collaborate with the Maintenance Supervisor to ensure units are ready for new residents.
- Conduct audits, pursue delinquent rents, and manage evictions as needed.
- Foster resident retention and manage renewal communication.
- **People Management & Performance:**
- Set and monitor goals for the team in leasing, retention, and collections.
- Provide training and motivation to ensure team success.
- Maintain a safe and clean environment for all team members and residents.
- **Marketing Duties:**
- Develop and execute quarterly marketing plans.
- Build relationships with local businesses and corporate partners.
- Host resident events and ensure excellent customer service.
**Qualifications:**
- Bachelor's degree preferred.
- 5 years of property management experience.
- Proven ability to lead a team effectively.
- CAM, ARM, or similar certification recommended.
- Proficiency in MS Office and advanced property management software, Yardi experience preferred.
- Flexibility with scheduling is a must.
