- Schedule all vendors to complete the make-ready process
- Walk units to check progress and vendor quality
- Walk through all “notice to vacate” units within 72 hours of notice receipt
- Walk all “move-outs” within 48 hours of the move-out date, with GC/Vendor to create SOW
- Management of unit turn expenses: entering POs, ROG approving invoices
- Meet daily and weekly work goal, according to the project contract
- Manage expenses within budget through inventory control and purchasing procedures
- Inspect units during remodeling/punches
- Issue purchase order numbers and accurately track purchases from order through invoice in a timely manner, adhering to all other compliance requirements related to Ops Technology.
- Serve as a positive representative of the property, the Management Company, and clients at all times.
- Conduct weekly reporting using Monday.com and other excel trackers to promote collaboration and teamwork, ensuring the entire project is completed to full quality and on time.
- Maintain a professional image, positive attitude, and adhere to dress code and uniform requirements.
- Communicate frequently with the Director of Capital and CPM on vital needs of the project
- Enforce building codes and other government rules and regulations, including building safety, health codes and local ordinances.
- Ensure all reports are completed on time and accurately.
- Ensure that all work is promptly input into the software system.
- Physically walk and inspect projects regularly, including all vacant units, to assure adherence to established standards.
- Inspect and ensure that all units under the contracted project are cleaned and made ready for showing and occupancy in a timely manner.
- Maintain proper stock levels of parts and supplies in a well-organized and clean manner, according to the SOW and contract.
- Report questionable activity or unprofessional behavior of the GC/Vendors.
- Knowledge of property management and sales background in construction.
- Knowledge of the unit make-ready process and turnovers
- Knowledge of basic office practices, procedures, and equipment such as telephone, fax, copier, and computer.
- Knowledge of the operation of Management's computer system and software.
- Strong customer service skills with the ability to communicate both verbally and in writing in a professional manner
- Ability to establish and maintain effective working relationships with local ordinance, vendors, and the public.
- Ability to manage multiple priorities and multiple demands to accomplish tasks by established requirements accurately.
- Skilled in analyzing situations to identify problems and offer possible solutions.
- Strong organizational and time management skills
- Ability to work independently.
- Able to stand, walk, and sit (in front of a computer) for long periods of time
- High school education or equivalent.
- Experience in property management and experience involving public contact preferred.
- Knowledge of the Onesite property management operating system
- Knowledge of the constructions
- Able to work weekends
- Able to push, pull, or carry over 50lbs.
- Possession of personal tools
- Possession of a personal vehicle
- Able to travel to other sites or out of state, as needed.

A SPM, under the direction of the Director of Construction Management and Capital Projects Manager, is responsible for the administration of the make-ready process, where units are made market-ready for new residency. The Turn SPM will manage and ensure outstanding customer satisfaction at all times. Maintaining direct contact with all vendors to manage quality control and provide an exceptional move-in experience for our new residents is one of the most important duties within this position.
