Job Description

- Identifies and addresses issues and problems related to life safety, liability, and potential negligence situations that could impact the Company, its contractors, tenants and/or customers and offers realistic solutions
- Manages the accounts receivable process and ensures timely, appropriate resolution of tenant-related outstanding receivables involving dispute reviews and defaults
- Oversees the preparation of various financial reports, including but not limited to accounts payable, monthly budget variance analysis, and preparation of annual operating and capital budget
- Monitors tenant and landlord compliance with lease agreements and provides a resolution to any problems/concerns
- Develops and implements annual asset plans which address opportunities for expense savings and efficiencies while maintaining the overall appearance, functionality and performance of the property
- Partners with Facilities, identifies required capital work and creates scope of work, solicits bidding/review of contracts and execution of major capital projects
- Fosters and maintains positive tenant relations through tenant meetings, correspondence, newsletters and by being accessible; provides timely and effective service and response
- Maintains strong relationship with internal business partners and advises on real estate opportunities/issues and addresses any concerns in a prompt, appropriate manner
- Assumes additional responsibilities and performs special projects as needed or directed
- Performs supervisory functions, including but not limited to, making employment decisions regarding hiring, promoting, demoting and terminating, conducting performance appraisals and coaching and developing associates
- Bachelors Degree
- 3-4 years of related experience
- Up to 25% travel
- 18 years of age or older
- 4+ years proven experience in retail property management with multiple property responsibility
- Strong financial management skills with working knowledge of budgeting, accounting and financial analysis
- Strong focus on delivering results and providing exceptional service
- Excellent verbal and written communication skills across all levels of the organization
- Proficient in Word, Excel and Outlook
- High degree of integrity
- Ability to adapt to a changing work environment
- Self-motivation, self-direction and capability to work independently
- Experience with Yardi (or other accounting software) is a plus
- Working towards CPM, CCIM, CPA, RPA designations

The Dir, Property Management is responsible for providing first-class customer service to our external clients, including landlords, along with assisting the internal Real Estate team with day-to-day inquiries and requests. This position is responsible for managing and executing the operating and capital improvement budget
